For those of you on the fence about stagging your Boston property then you should read this great post. Ive seen the huge differnce it can make in a sellers bottom line. A great example would be a Back Bay Luxury Condo I recently sold. This listing was vacant and with no offers for months. Once I had the property staged it sold 10 days later!

Whether it's a seller or a Realtor, everyone is on a budget. That is why we Stagers do bids on Staging projects. This is very true of a vacant staging.

When we do a vacant Staging, we are working with a blank slate. We start from the ground up.

You as the person trying to sell the house, are often surprised by the amount on the bid. So what should you be willing to pay? You should feel comfortable at 1% to 3% of the list price. At this level the staging should pay for itself in a successful sale at the best possible price, in the shortest possible time. This means you could be paying to carry the house for a shorter time period.

Think of the Staging as an investment.

 

What will the bid include?

  1. Furniture rental. The Stager may use a rental company or carry their own pieces.
  2. Accessory rentals. This may include items like lamps, area carpets, throw pillows, kitchen items or dishes etc.
  3. Staging hours. This is the Stager's time and expertise. It includes the time choosing and preparing the furniture and accessories. The time spent during the installation and the time during the removal.

You have the choice of the rooms you wish to showcase for the buyers. This means you can do the whole house or just the key rooms such as a great room, dining area and master bedroom.

Your Stager will assess the spaces and stage them to help the buyer see themselves living there. The more awkward the space, the more you need to show the buyer how to use it. Each space should have a clear purpose.

Staging a vacant home helps the buyer imagine living there and to size the spaces.
