Doug, that's a great attitude that will serve you very well in your career.
"there's a toilet for every butt". Very descriptive, Doug. Now, I've got this nagging visual that may never leave my brain BUT your point is excellent. A trip is only wasted if we let it be. I always use showings as a way of previewing listings even if it doesn't work for the one I'm with.
Thats the only reason I attend caravan every Wednesday. I'm tired of seeing the mobile homes and over the top listings but you never know when you can match a client with the property! Good attitude Doug

Marilyn-- We are mobile home rich here as well. Most are WAAAAAY overpriced and expire.
You are so right. In this industry there are many situations that feel a little like exercises in futility, but you just never know what efforts will lead to a sale!

I totally agree. Even if the buyer turns out to be a bust, you'll already have toured the property for future reference.

Couldn't agree more. Just happened to me yesterday -- client I'm just starting to work with send me a few homes she likes. I toured one of them a few months ago and I could tell her all about it. She ruled it out.
Ha, Doug you are so right and I've said the same to myself a hundred times. Whether the "wasted" tours came in handy as options for other buyers or as comps for other sales, I've often appreciated them later on. Thanks for the reminder... just had another today! If I ever have a referral for Alexandria LA, I'll be sure to tell them Doug Rogers is the best agent around. : )
I couldn't agree more. I have spent the better part of a week previewing several homes for a very important client. I am confident that I have found him the perfect home, and feel secure in my knowledge. However, if he decides that he doesn't like the homes that he and I have selected, then I am not going to pout, but put on a brave face and continue until I do find him the right place. With all this knowledge I feel good and maybe as a bonus, I'ii find another buyer for one or two of the redundant homes he discarded. By the way, I am brand new to this site and really like it. Such wonderful tips. Thank you all.

Doug, I received an email today from a buyer. That looks like it's exactly what he's looking for. Too bad it's not in Franklin TN.
Doug: I grugingly went on a caravan that had houses I did not want to see. But then, in walked a buyer and one of them was just perfect for her. It was the first one I showed her and she made an offer that same day.
I've let my previewing go by the wayside in that last few years. Lately I've been previewing like gangbusters and IT DOES WORK! It has jogged my brain and memory into more sales and as a bonus it helps so much with listing property to see all the competition.
As the car salesman would say - There is an ass for every seat.
