It is has been getting busy here at Blue Sky Realty in Kalispell. In 3 days last week I:
1) listed 2 homes for sale
2) met with 2 out of state buyers and wrote an offer (accepted by the way) for one of them
3) Had many buyer leads on my web site
4) Had another seller ask me to meet with her about listing her home
5) Set up showings on my listings
Reminds me of the good old days, busy! Our local MLS put out a chart showing the inventory/sales for the last 3 years. Inventory is down and selling activity is up by quite a bit. Jobs are increasing and unemployment is around 8.5%, way below the 10%+ of last year.
Buyers: There are still some great deals out there and interest rates are still very low, in the 3% range depending on where you qualify. Many properties are going under contract before an out of area buyer is in town - big difference there. If you find a good property that is priced right, don't wait too long to make an offer, you might miss out.
Sellers: With inventory down, it is a good time to list. I am seeing homes in all price ranges selling, many of them for cash. Price and condition is still the key to getting your home sold. Buyers are still choosy and time on market can be a few months so starting at the right price when listing is very important.
