Short sales can take forever, so when I write 'short sale walk through and closing' and add 'finally', you know this one was a LONG ONE.

It was March 2011 that the original offer was written! I am amazed that my buyers are still on board with this one, I would have walked long ago! Today we are doing the final walk through and the closing is within hours of happening.

What was the hold up? Well, there were two mortgages and the second was some little company that only responds by email when they feel like it. That was ONE big problem. The other was a condo association that also only responds by email and wanted to fight over every cent that they are due!

Sanity prevailed and both groups finally realized they will get more if they settle in a short sale rather than letting it go into a full foreclosure but we were starting to think they weren't going to let this close.

I do not do many short sales and this is why. It simply takes so long that most buyers will walk before you get to the closing table. There are more and more buyers that realize what the banks are doing and tell me up front they do NOT want to look at short sales. It is an understandable choice!

All I do is short sales and I negotiate not only my own but many others in my office and mine average under 60 days to closing.

These are a very special niche and not everyone embraces them and specializes in them.

Just for the record, Kevin, I do not take short sale listings - EVER - and this one had a professional negotiator working with the listing agent. That was not the problem.
