QuestionHave you ever had enough quiet time to contemplate?

Do You ever wonder about things and how others view them?

Well, just the other day, while in my Jacuzzi, I had a strange thought.

And I can't seem to shake it, so I thought I'd ask if your ever thought of this and what you think about it.

If you live in an area where there are a lot of short sales, this is for you.

What do you think neighbors around a short sale that didn't sell think of the Realtor who had the property listed?

And if you are in an area where there are a lot of Foreclosures, what do you think the neighbors around those listings think about the Realtor who listed and sold that house for a lot less than what they paid for their house?

There are Realtors who have a relationship established with the banks who have a ton of REO listings and I just keep wondering what those neighbors at those listings think...do you?

Do you think the neighbors think about it or was the water in my Jacuzzi too hot?

I think that most neighbors would know that the market stinks and that the agent probably tried to do a good job.

Gena - The water might have been boiling - LOL I am not sure people really care about the Realtor listing the property. The Realtor did not contribute to the owners delinquency. The Realtor doesn't make the market or create the problems - Why would they be held responsible? Sure there will always be a few out there that think we are part of the problem but that is the minority.

I agree with the first response  that you received on your comment .

I just  had a property and we could not give it away. It was priced right ,then it was priced under the market value.

It was staged perfect, there were open houses, there was alot of marketing done and it would not sell.

I do everything I humanely can but I am responsible for the effort not the outcome.

Hi And Happy New Year Gene,

You are too funny, I have those exact thoughts and I did not share that I had them before. Lets see, if I were not in the business, what would I think about the real estate people that sold those homes for less than I think they are worth (especially if it affects my value). Allow me to jump into their shoes for a minute and rant.

Without giving any balanced thought, I would probably work against them of getting other neighbors listings suggesting that they are causing the prices to fall. Yep, without reasonable thinking on the subject,that is very likely what goes through the minds of the owners. Not that they listed and sold the place but I would blame them for causing the values to go down. That's how it works, no good deed goes unpunished.

Thankfully as a REALTOR I am not doing short sales right now. I had the opportunity but I dislike working with them for Buyers prospects because you can never get a straight answer. So I have not ( this time around at least) done any. I have done them in the past but only in areas that I do farm in.

So there you have it, the answer as I predict neighbors would answer if they were totally honest about their feelings. They don't understand our business and there is no reason to believe they ever will. The majority of them only use us once every few years at best and don't care that much about all the hype we give them when we say we are #1. If these folks were not so polite, they would tell us that right up front. I have heard that some actually do that,lol. Oh they like us well enough when we do the job they pay us to do but there is no secret that they also harbor secret resentments that they pay too much for what we do. And they really don't care that we get only a small share after income taxes , self employment taxes, health insurance and business costs we put out up front netting so much less than people could imagine. But be sure they could care less. I hate to admit it but I actually empathize with them at time on their feelings about all this. It is difficult for many to get a handle on the honest effort we put forth.

I sometimes hear neighbors say "what was wrong with that house?" - I think it is a reflection of the person who lived there and didn't take care of the propery.

Bill Gassett  you really think that they are the minority? hmmm Something tells me that most of the neighbors will not be real thrilled with the Listing agent but I hope I'm wrong.

William,great minds think alike...have you been in my Jacuzzi?  Happy New Year to you too, dear friend. I'm with you on this one.

Carol, when those neighbors realize that their value went down based on the sale of that house, I wonder what they will have to say.

Thanks all for weighing in on a Jacuzzi thought...I'll try not to let that water get too hot again!
