In my 3.5 year career selling real estate in Fort Wayne, Indiana, I have been asked the following questions: 

Are there any leaks in the home?  -  I'm not sure Sir, this is not my listing and we haven't had an inspection yet.

What do you think they would take on this home?  -  I'm not sure.  I can run a market analysis and show you what fair market value is.  We won't know what they will take until we make an offer. 

(While driving through a neighborhood with my clients)  -  Hey.  I know we aren't seeing that home, how much is it listed for?  -  I'm not sure.  Let me pull over and look in up on my Century 21 App.


The point of my blog is this.  I know the Fort Wayne real estate market.  I know subdivisions, school systems, and areas.  I know when I see water damage, a crack in the foundation, or peeling paint.  I know how to find fair market value for a home.  I know that when I read "motivated seller" on a home that has been on the market for 3 years, they aren't that motivated. 

I don't know everything about every home out there.  But I do know how to find out answers to your questions.  Feel free to give me a call if you have any.  :)

Jared, I often get these same questions. If I am only showing 1-2 homes to a buyer, I will look at the most recent stats for the neighborhood to be prepared for their questions. It makes me look really good when I do this. On days when we are looking at 15 homes, I quickly pull up the info on my iPad.

There are thousands of neighborhoods in my market. It always amazes me how some folks think I ought to know everything about everything. I wish! I guess we treat the Doctors who are General Practioners the same way.

What I find crazy is that people ask me about homes in the southwest side of Houston!

Dudes Houston is large.. about 50 x 50 miles! We can maneuver within the city but we can't know it in its entirety!
