Just 2 days after I listed my new rental in Bowie, MD, my listing was hijacked. I will now add scam-reporter to my responsibilities as the listing agent. Perhaps it was just the luck of the draw but this just happened really fast ....
My hijacked listing
I do periodically google the address of my listings to see where else it may pop up, unauthorized. I didn't even get to that point this time around. Thank goodness for cooperation among Realtors
®. One of our prospects stumbled upon my rental on another website and was stunned to find it listed by "the owner" and at a substantial discount.

If it's too good to be true ... then it's likely a scam. She inquired with "the owner" who responded in the typical scammer manner, terrible English, out-of-the-country, peek through the window if you want to see the house and send me the money and I'll send you the key.

Tenants BEWARE - responses like these are always, always a scam. Do not ever send money to "the owner" who claims to be out-of-the-country. It pays to hire a Realtor®! Your Realtor® can check with the listing agent and confirm that the scam is indeed scam.

Luckily our prospect was suspicious of the response and contacted her agent who in turn alerted me. I immediately located my hijacked listing on 2 different websites - and it was not Craigslist but ForRentByOwner.com and Realrentals.com!

There were my pictures and my write-up, every single word, taken straight from Zillow (I suspect) ... the only differences were that the scam listing allowed pets and we don't, that it was listed by "the owner" and that rent was more than $600 less ... the latter is another sure indicator that there are scammers criminals at work.

ForRentByOwner.com and Realrentals.com have both taken down the listing as soon as I reported it as scam - it literally took less than 10 minutes. I wish there was a way to prevent it in the first place but I give them credit for immediately taking action. 

Will this stop the scammers criminals from doing it again? Not likely. As a matter of fact I would not be surprised at all if I see it back up tomorrow. But perhaps it pi$$ed him off just a tad that his 'hard work' [insert sarcasm here] of hijacking my listing, copying and pasting my content and establishing accounts on other websites did not work out for him this time around... If only I could collect on all the copyright violations! Rest assured, I will remain vigilant and report my hijacked listings when I see them. 

There's not much we can do about it - the alternative would be limited online advertising but would that be in our clients' best interest? I will point this out to any future landlords, however.

You are too kind calling these hijackers spammers.  They are out and out crooks, thieves what have you.   We find out that our listings are hijacked when people call the office asking about the rental they saw on Craigs List.  It is always someone who is called out of the country and has an amazing deal for the house.  It is sad because most of the rental listings are now on Craig's List and it seems a big portion of the rentals are fraudulent.

I know this happens, and I'm NOT going to police it. Why?

Rental co-ops in my area suck. (Sorry, only way to put it....) You work your behind off for $300, maybe $400????

If my rental listing (or even a For Sale listing) gets hijacked, and some person falls for that line of "send me money, I'll send you the keys" well, "Sorry Charlie!"

If the potential renter's can enlist the help of a professional, then all I can say is Renter Beware!

Never occured to me that would happen from those 2 sites.  I just had a rental & I think that I should have paid more attention to where it ended up.  Nothing happened that I know of but that doesn't mean that someone or some site wasn't skimming the listings.

Hi Mike & Kate, if only that would take care of it! Unfortunately, I can't do that with the pics in the MLS - that listing is still fed to a bunch of sites and the MLS watermark can easily be cropped out.

Hi Ann, you are correct of course! I do have a few other choice words for them but don't think they are appropriate here... It can get very confusing for a consumer to figure out which ones are legit and which ones are scam.

Hi Thomas, I admit, I don't understand your comment. How much or little we earn on a rental has nothing to do with my blog - that's a different story. I regularly work with tenants - now why should they be aware of me? I know how the process works, where to find legit rentals and what is needed to get an application approved! Perhaps I misunderstood?

Hi Lyn, it didn't occur to me! I fully expected to see it on Craigslist and was surprised that that was not the case. The crook (to go with Ann's suggestion) researched the owner's name and set up a fake 'real' looking email address using that name ...misspelled of course.

Seems like technology has opened up an entirely new avenue for thugs.  If people would only remember that if it seems to good to be true - it is.  There is no such thing as a free lunch.  At least the scammers seem to have decent taste, as they seem to select the most appealing houses,

This is happening here with greater frequency. I have a young 20 something rental client that asked me to find more info for an online "ByOwner" rental listing. When I googled the address, there was the MLS listing. He was stunned this was one of those scams and he almost didn't call me to check on it!

Andrea- I'm glad that potential tenant didn't fall for it, I bet some aren't so lucky. I've always lived by if it's too good to be true it is and that's never led me wrong. I think in tough financial times people are more likely to fall for these schemes out of hope that they are going to get a deal and save some money. Thanks for sharing.

It's annoying that this is so rampant but I have to agree that people who fall for this cannot be particularly bright. They probably also believe the emails from Prince Khumba from Afirca that 'needs their help"...

Here's another kind of hi-jacking.   An agent who knew he was losing the listing to someone else posted it on YouTube the same day it was withdrawn.     It's still there, with links to his company's site.

I agree with Ann Wilkins # 25 that you are too kind calling these thieves "Spammers". These low life's, fraudsters, thieves, scammers, etc. deserve to be put in jail as often as possible. It just happened to me when I advertised my investor's rental in Craig's List. The bastard took my pictures, what I wrote etc. and just pasted it in Craig's List with a much lower rent and the same "legend"...looking for a caring family, etc. I was alerted by a smart young girl that called on the thieves'  ad. When I called the telephone number that he posted, the thief answered the phone and I told him I was calling the police and the bastard started insulting me so it ended with whom could insult faster and lauder. I believed I won and he seemed to have removed the listing from Craig's List.

It is really bad right now Andrea.  I had a client moving here to the Richmond area from another state and he experienced something very similiar.  The "owner" wanted certified funds or a money order sent to them.  The rent was unbelievably low.  Gave him a story that it was better for them to have someone living in the house to keep it "fresh" while they were out of the country rather than leave it empty.  The worst part was this jerk suggested that if he needed to get into the house to have his agent use the lockbox and he would call me and tell me to give them the key from the lockbox.  REALLY!  Smartly, he called me and I realized the house was listed for sale (not for rent) and I called the listing agent and let him know about the scam.  My client also reported the whole incident to the FBI as they have a website to report these type of things on.. http://www.fbi.gov/scams-safety/e-scams/.  I sure hope they caught them as it is getting really bad everywhere right now and so many innocent people are losing money that they truly cannot afford to lose.

I list a ton of properties and unfortunately, many of them end up getting hijacked.  People trying to remarket them.  Scammers trying to rent them out.  Amazing the nonsense out there.  They get smart too.  They leave off the street number or put spaces between the numbers.  That way you cannot find them easily on Google.

Hi Susan, the damage can only be limited if consumers are aware. Considering that they steal our pictures and write-up, the listing does look very real ... and if someone is not familiar with the area, I can see why they would contact them. Hopefully there are enough warnings out there for anyone to recognize the scam based on the response they get.

Hi Amanda, it appears that the difference in price b/w the real listing and scam is getting smaller. The scammers are learning and for people who are not familiar with an area, it can seem all too real.

Hi Jenny, I'm not so sure. Their listing is pretty much stolen in its entirety from us .. so especially people relocating and unfamiliar with the market, would not be suspicious. However, the email they get back should raise a hundred red flags!

Hi Tina, in my experience it is the relocation client who, unfamiliar with the area, will not necessarily be alarmed by the low(er) rent! I have reported it before, too, and hope more people will.

Wow.. very difficult with the photos.. the MLS will not allow you to watermark here. If you put anything that is not straight across the photo it will just get cropped. If your mls wont let you copy the photos then the thief can just use a program like snippet. If there is a way.. they are going to make it happen. VERY sad

What do you know? Now the scam also showed up on Craigslist!

Craigslist doesn't make it as easy to report a scam as other sides but you can find step-by-step instructions here.

 ... and reappeared at trovit.homes.com and choiceofhomes.com

Beware of these websites - they seem to be full of rental scams.

I first came across this about four years ago. I see less of it these days, but maybe it's only a temporary reprieve. Fortunately, I think many members of the public have caught on to the "too good to be true" ads and usually call me first to verify. But there will always be those who think they can get something for nothing and respond to the scam artists.
