I was just doing an MLS search for luxury homes in Manhattan Beach and the first home that showed up looked beautiful and certainly got my interest.  If the outside looks that nice, surely the inside must be magnificent right?  That may be the case but I wouldn't know as there are no pictures of the interior or the yard.  Honestly how can this be?  How can a practically new luxury home with all of the highest end finishes not have any photographs?  It seems pretty clear that NAR and CAR stats show that buyers want pictures and even videos and it just can't be that difficult to get photographs of a luxury property.  Some things realtors do I'll just never understand.

Really makes you wonder, doesn't it?  Sometimes the seller doesn't want interior photos for privacy reasons.

Debbie's right.  Perhaps the owner/seller doesn't want the interior on public display.

Perhaps the "listing" is merely advertising the agent's services.

There may be some reasons for this to happen. (Not any "good" ones IMHO)...but let's hope one of those reasons wasn't because he was trying to market it well on behalf of his client. Our MLS send out emails to anyone agents have set up to receive them for their specific search criteria. These auto email notifications are sent the minute the agent hits "save" to add the listing to the MLS. If the agent comes back a couple of days later and adds additional photos...that does NOT trigger our MLS to send another email...so all of the potential buyers that our members have signed up for this auto email notification got their first impression of the home with one photo.

There just doesn't seem to be much of an explanation so I don't know if there is some odd marketing strategy in which less is more, or if this is laziness.  I'm even aware of many realtors who don't want to spend the money for photographers even on multi million dollar listings and would prefer to save the expense by taking pictures on their pocket camera!  The home has been on the market for quite a while (is there a correlation?....I would think so) so it's not a matter of the photos coming soon.  It's also strange that the written description is well done with some compelling details but again no photos of any of it.  I think Debbie or Lenn might be on to something and either the seller has requested no interior photos, although I've never had a client make that request, or this is more of a situation advertising the agent and not the house...although if I were advertising myself I think I might want to show that I don't skip one of the most important steps in the marketing process!
