Where are the Fastest Selling Homes According to the NAR?

The market is finally changing in so many areas of the country.  Those areas are experiencing reduced inventory, continued buyer demand, low interest rates and appraisals that support the sales price.  Alameda, while not mentioned in the National Association Realtors' survey because we are a smaller city, is averaging 21 days on the market, with a median of 13 days on the market for the month of July, 2012.

The fastest selling homes are in seven areas of the country according to NAR data and they are:

  • Oakland, California with a median days on the market of 24 days. Once hard hit by the foreclosure crisis Oakland is in the throes of a seller’s market.
  • Denver, Colorado with a median days on the market of 33 days.
  • Anchorage, Alaska with a median days on the market of 33 days
  • Fresno, California with a median days on the market of 43 days. Fresno has been in a down market for so long, the change is exhilarating.
  • Bakersfield, California with a median days on the market of 44 days. Bakersfield along with Fresno has experienced a high rate of foreclosures and short sales.  The market change is a welcome change
  • Seattle-Bellevue-Everett, Washington with a median days on the market of 45 days
  • San Francisco, California with a median days on the market of 45 days. San Francisco has remained a desirable location and sales reflect that fact.

Alameda is one of those communities that is experiencing low inventory.  Properties that come on the market are snapped up quickly if they are priced right and are in good condition.  In many cases, multiple offers are now the norm.  It seem that the market in Alameda has turned the corner and is recovering.

Alameda is a lovely community with good schools, pristine sand beach, an historic movie theater, coffee shops and great restaurants.  Alameda is an mixture of friendly neighborhoods, lush parks and playgrounds, water sports, the beach and lagoons.  It is a desirable area for many people who want to relocate. I have lived in Alameda for nearly 40 years.  I know the city and the real estate market and can help you find the perfect home. Evelyn, I am thrilled for these cities and hope that real estate sales continue to move in the right direction in other locations.

With those low inventory levels, it takes an agent like you Evelyn to help those interested in real estate in the Alameda area. Thanks for the local market report.

This is terrific news and as you say "if they are priced right and are in good condition" they will sell!

Sharon: Yes, I agree.  It would be nice to have the entire country experience an upturn.

Tom: Low inventory is causing a lot of problems for buyers.  Why did they wait?

Gita:  Good news for Denver a very desirable place to live

Barbara: I hope so too and I hope it does continue.
