Yep, I get a lot of lookers that like Zillow & Trulia. It's something about the ability to point and click.
I enjoyed reading your post. Buyers should take your advice and work with an agent if they want to buy a house.
Several years ago (before Real Estate) I worked at a New Car Dealership as the rental manager. The owner always talked about those people just looking. His thought (and I agree) was that the person that says that response has not found a salesperson! Meaning we must capture that person and sell how we can help them and we are the only person that can help. In real estate it is the same thing, we do not "sell" homes, we sell "us" and how we can help.
I fail often with this type call, but try to remember his words and become the salesperson that switched them from just looking to happy clients.

Bill, what you say is so true. At least the car salesman has them face to face in the car lot. Converting on the phone is a learned skill and harder to do, in my opinion, especially since many of them sound in such a hurry to hang up and probably dreaded making the call in the first place!
