Hey Honey, Dave Bought A Renton Marijuana Grow House At The Auction!

Recently I accompanied one of my investor clients to the Trustee Salel/Auction in downtown Seattle. The goal at these auctions is always to buy a house low thus enabling the purchaser to repair, remodel and otherwise “fix-up” affordably prior to putting the home on the market for resale. Weather was great that day which is a plus as the auctions are held outdoors. Several people were bidding for the same house as my investor and about 15 others were watching. They ultimately dropped out and my investor won the bid. 

 

Following the auction, the first order of business (after the Trustee documents were signed and the money exchanged hands) was to secure the home. Upon entry to this abandoned home we find.....  (DRUM ROLL please) ......a marijuana grow operation!! Full blown, complete with grow lights, watering apparatus, ceiling high stacks of pots, a few dead plants and about 40+ plants approximately 18” high and thriving. Auction House Grow OperationObviously the source of someone’s “side” income! My investor’s first question, “what do we do now?”  The retired WSP Sergeant in me kicks in and we call the Renton Police Department. No booby traps, no one in the house.  Our good local boys in blue responded as well as some members of the drug team. They did their job, took care of the grow operation and left my investor and I to finish securing the home until he is ready to begin renovation. At that point I initiated the “hey honey, Dave bought a grow house,” phone call to my wife to tell her about my day. 

 

It’s all in a day’s work for the Gary's real estate team. I've heard that some of these houses are disasters because of mold issues & all the watering. Good luck to your investor, I bet he is going to need it!

Reid - yep, a really solid electrician and good general contractor are ready and have already checked the home.  They (the marijuana growers) added some of the electrical (without permits I am sure) but the didn't alter the original wiring, so that should come right back to standards.

I remember that well.  It involved an agent and an appraiser in partnership with the growers.  One of those homes was across the street from a friend of mine.  It is always an adventure.

Karen --  In my law enforcement career, we found numerous meth houses, a couple were completely uninhabitable. Often just was able to go down to the studs and new flooring and start over and the health dept would give the ok to rebuild.  Interesting how one career has crossed into another.  Thanks,  Gary

There are a couple of very small areas, but mostly it is in pretty good shape. The home changed hands about 3 years ago and was solid at that time, so a lot of the work will be clean up and cosmetic.  The buyer was smart enough to leave a lot of room in his bid for worse case scenario though as you often have to do when buying a home at the auction.  Take care,  Gary

Wow - if that house was at auction, someone must have been using it after it was repossessed. Either that or they left the power on and the watering system was on a timer. Strange that they didn't remove their plants and equipment before the sale date.

Gary:

Lucky that the growers weren't still in the house.  That can be a dangerous situation.  Calling the police is the first think I would have done also.  Thank heaven that they removed the plants, can you imagine trying to get rid of them.

Marte - this was actually a Trustee sale of a foreclosure, so theoretically the last owner had possession.  The lienholder who was a private hard money lender initiated the foreclosure.  Power, water and everything were still hooked up.  I'm sure the local drug task force is following up on that.

John - every bud had been harvested.  There was a little "shake" (leaves and some loose stems), but mostly just plants and leaves.  I'm pretty sure they knew the auction was coming and harvested it all.  Kind of like my many years in law enforcement, there was a lot of valuable product (drugs, weapons, etc) that we had confiscated and put into the court system, rather than in anyone's pocket.  Great grins for my client though.

Bob - we have very strong seizure laws, so most big growers don't "own" the homes or property.  Rental managers get way too familiar with grow operations and meth houses, I'm sure.

Gene - It will be a good solid rebuilt, but nothing structural is harmed.  It used to cost us over $30,000 to shut down a meth house.  Between Swat entry (for booby traps and armed guards), to Chemist shutting down the cookers and chemicals in the right order, to the Evidence people to document and seize what we needed for court, then the HazMat disposal.  Not counting investigation, arrest and court.  Most meth houses were red tagged by the local Health Departments and the owners had to take them down to the studs remodel.  Then they could be cleared for occupancy again. 

Marijuana Grow houses much easier to clean up and repair. Fortunately for my client.

Evelyn - always a concern for booby traps or huge dogs or both in drug houses. Thinking about getting rid of the plants actually made me smile.  Just go down on the corner at the Farmers Market and I'm sure they would sell pretty fast. LOL

Cindy, It's interesting to me that there are so many people wanting to buy at the auction that now there is off site parking and a full shuttle bus to the Bellevue location.  Downtown Seattle just has the parking garage 2 blocks away. Never know what you are going to find.  Have a tremendous weekend.
