Selling Smart in Real Estate is not a FSBO

The reality of being a Realtor is not a glamorous or an easy profession.  Using a professional is Selling Smart in Real Estate.  For Sale By Owners are in uncharted territory, the mind games are real.  A Realtor wears many hats.  As a Realtor I am a sales advocate, coach, marketing representative, referee and personal sounding board for my clients.

If you are contemplating that you might want to sell your home yourself; take a minute and consider the FSBO checklist.  If you can answer yes with a positive mental attitude and dedicate the time to attend all the details involved, you might be ready.

My checklist goes something like this.....Linda McRealtor

  • Figure out how to price your home properly to sell
  • Develop a marketing plan that will reach people in the market for a home. Reaching out to those whom will not drive by your house and see the yard sign.
  • Decide how to show my home without bias
  • Interpret a buyer's buying signals
  • Write and Understand the contract
  • Close the sale while avoiding legal pitfalls
  • Follow through with all the other paperwork which includes; inspections, title commitment, title insurance, settlement statements, deeds, taxes and can stay neutral thoughout the process.

Then ask if I were a buyer and I could hire an agent to represent me and it would cost me nothing to show me as many homes as possible on the market, Why would I choose a For Sale By Owner?

For Sale by Owners accounted for only 10% of all home sales in 2011.  The average For Sale by Owner will turn their home over to a professional after 90 days.  The most difficult task a For Sale by Owner reported by NAR was getting the price right and understanding and completeing the paperwork.  Statistics show that a For Sale by Owner will sell for 10-30% less of what a Realtor would be able to net them.   According to the National Association of Realotrs in 2011, the average FSBO home sold for $150,000 compared to the $215,000. for Realtor assisted home sales.

Every detail is a big deal when marketing your home, from the type of Signs posted to the writing ad copy, choosing advertising words carefully.  Studies have shown that words used such as "new paint", "new carpet", "new roof" could create doubt.  Why does everything have to be replaced, was the home not maintained?  What other defects are lurking out there?

These are just a few of the marketing efforts a professional Realtor (such as myself) will provide in the selling process of your home.  It is important to allow buyers to explore your home and come to their own conclusions.  One of the most powerful tools we learn as Reatlors is the art of "not selling" but listening to our clients, letting them tell their stories, allowing them to BUY a home that they will enjoy for years to come.  Sellers are able to move on to the next stage of their lives.  Mission accomplished!
