When potential buyers play the field, I opt out.

As professionals, we have the right to defend our business practices, especially when they may be questioned by potential clients.

After finding that a woman I was working with had started calling other agents to gain information, I thought a signed Buyer / Broker Agreement would protect the time and effort that had already been spent.

I was wrong.

She refused to sign, saying she is able to look up properties on her own and that she doesn’t want to bind herself to one agent. Okay then, the home tour that was scheduled for the day is cancelled until further notice.

She still expected me to drive her around for a day without an agreement in place. Not going to happen, especially knowing she bypassed me completely to contact other agents in the area. 

Dear Potential Buyer: My time, efforts and resources are valuable, despite your lack of respect for me. I take commitments with clients very seriously and refuse to be part of the team of agents you are trying to build to find you a home.

I am choosing to opt out. Good luck to you now.

Exactly Wanda! I'm not sure why consumers think that it's ok to use us in that capacity.  Is it a lack of understanding or do they simply not care? I'm happy that you stood your ground.

Good Morning Wanda,  I am finding this to be  more of a problem with buyers.  They are looking for homes on all these web sites, I explain that there is more a agent does then just playing cab driver.  Suggested!

Wanda. How strange she felt she had to call other agents looking for information. If there was a problem reaching you, then, okay...maybe, but just blatantly going around your expertise is odd. Good for you to refuse to assist. In exchange for great service, loyalty is not a lot to ask.

I am hearing more and more agents charging a fee to work with them and then give it back to them only after the transaction closes.

I think about this every now and then.

Good for you.  In commercial real estate when someone was looking for properties we always had them sign an agreement.  With all the prep work one has to do as well as showing, one has to value their time spent with someone who has no respect for a realtor's time.  To quote the queen of hearts in Alice in Wonderland, "off with their heads!" LOL A

Brenda, I must adhere to the the standards that I have set forth. Otherwise a lot of time that cannot be gotten back is wasted.

Doug, You are right and a customer is just a customer is a customer...

Will, I tried everything to show her the value of my services and still she refused to sign...her choice and mine to part at that moment. 

Nancy, I suppose she thought she needed several people guiding and helping her.

Anna, I have been down this road before and she can have at it...without me.
