Why is This House for Sale Online?
Did you know that there are houses listed for sale online that are not actually for sale?
Sites like Realty Trac begin tracking houses when they go into Lis Pendens and are posting them on third party sites like Trulia as though they were for sale, including 'list price.' If you read the fine print, you will see that the house is in the foreclosure process and is not active on the real estate market.
But tell that to a Buyer who thinks they have just found their dream home. Talk about a big disappointment and some frustration with the site that dealt the false hope!
We have run into this two times in the last month, where a Buyer excitedly emails us about a great house they found online, only to have their hopes dashed when we inform that that this is a pre-foreclosure and the Seller has equity right of redemption right up to the Courthouse sale (and actually some days after).
So why is this house for sale online?
We are not sure how to answer that question, except to warn Buyers to read the fine print to be sure the house is really legitimately for sale.
