Coto De Caza Market ReportThe Coto De Caza real estate market posted excellent results in July 2012 with 32 closed sales vs. 23 closed sales in July 2011 – a 39% increase! Buyer demand for Coto De Caza homes remains strong - as of August 6, 2012, 44% of the 149 available listings in Coto De Caza are currently under contract. At the current sales pace, there is slightly less than a 3 month supply of homes (83 active Coto De Caza MLS listings).

  • For the month of July 2012 32 homes in Coto De Caza sold at an average final selling price of $914,169.
  • The average original asking price of these homes was $942,550 – selling at 97% of list price.
  • The range of final selling prices was from a low of $345,000 for a 2 bedroom condo to a high of $1,950,000 for a 6 bedroom 6000 sq ft luxury home (includes attached and detached homes).
  • Of the 32 homes that sold, 20 Coto De Caza homes were standard equity sales and 12 were distressed sales – either short sales or bank owned foreclosures.
  • July sold homes were on the market an average of 129 days, up from 112 days in July 2011. Keep in mind that this also takes into account distressed sales which were on the market an average of 206 days. Prices were down 12% vs. the previous July (on a price/sq ft basis). This is largely attributed to a higher percentage of distressed sales selling in July 2012 (37% vs. 20% in the previous year).
