I COULDN'T GET ANYONE TO COME SEE THEM.

Two listings have been on the market too long, they should have been sold by now. The price was right. The properties are great investments. They are multi unit.

But they were older buildings that needed to be inspected, would probably not get a lender excited, so needed cash.

A little more background:

1. It wasn't that I couldn't eventually get someone in to see them, but it was always a major hastle.

2. The owner himself would always need to set up the showing. And not because he wanted to, but that seemed to be the only way I could get prospective buyers in there in a reasonable length of time.

3. The tenants, or some of them, would hang around so it was harder to poke around.

4. Other agents usually wanted to see the property within 24 hours, and if they couldn't, would move on.

SO I PUT IT TO THE CLIENT: DO YOU REALLY WANT TO SELL?

We mutually agreed that he would take them off the market for the time being.

PS. I will still keep those properties in mind when the right investor comes along. And the owner agreed he is up for that.

Great advice for the seller if the home can't be seen you won't be able to sell it. It will be better for all those involved.

Hi Hella, oh the tenant issue certainly poses some huge barriers for us with regards to showing and selling.  Obviously, the best scenario is to have vacant units, but not always reality, so we struggle. Best of luck in the future.

Pat: I can still sell it to an investor of my own. But to have it on the MLS and then go through the hastle with other agents each time is very frustrating for all of us--including the seller.

Kathy: I personally can deal with it but other agents were given a hard time. And they don't want their clients impacted with all the difficulties. It reflects on you, the listing agent, if you can't control your clients.

Hella, I have purchased many units over the years and it was always an issue to get in to see the units. Many times there is a good reason they don't want you to see how they live.

Tom: You'd think that tenants would want your type of service be done, since it improves their tenancy conditions.

Mike: They certainly don't tend to make it a pleasant experience even if you GET inside.
