What Buyers Agent Portland, LLC Does For Buyer Clients

As the Principal Broker/Owner of an Exclusive Buyers Agency -- I offer my clients 100% Fiduciary Duty.  That is the business model of Buyers Agent Portland, LLC and comes with the brokerage. 

But what I do with each and every client . . .  I LISTEN

Buyers are unique but tend to have the same desire:  To find a home that they want to call home and . . . get it under the terms and conditions they want.

I Listen -- to the Market: 

Different markets yield different experiences. Several years ago it was a BUYERS' MARKET here in the Portland Metro real estate area.  We had months, and months of supply which means the absorption rate was something like 11 months of inventory, or more.

Putting a deal together in a Buyers' Market is much different then putting one together in a Sellers' Market.  The markets are totally varied and being able to listen to the market is one key to successfully representing clients.

Recently, a first-time buyer wanted to look at property in a specific price range -- that EVERYONE ELSE was looking at as well.  We would go out to tour and within a day, the property went PENDING.  Over 80% of the homes we toured went PENDING within 5 days.

Listening to the market, I came up with an approach that my client hadn't thought of:  NEW CONSTRUCTION.  It was a little more then her original budget, but with a 3.37% interest rate, it was possible and afforable.  She is getting a BRAND NEW HOME, compared to the re-sale inventory that was at least 10-years old.

I Listen -- to the Buyer:

When I begin to work with clients -- in any market -- my listening skills are honed in.  What matters to them the most, might be age of home, of close proximity to a specific school or school district, commute to work . . . and there are so many other variables to listen for and put together.

On the initial tour of homes, I set up properties and arrange to drive with my clients -- I want to listen to what they are saying about each home.  I can fine tune my research and come up with suggestions.

Many of my clients are first-time buyers and need me to listen!

I listen to both the market and my clients.  Sometimes, however buyers know more then me.  When that happens, they're not listening to me and my knowledge and experience.  Pity.
