"Spring has sprung and the deals are flying here at the Hukill Group!"

I know, sounds like some ridiculous car commercial, right?!  I should have on a fake smile and a really bad sport coat right about now. 

Seriously though, my predictions have come true; the phones are ringing, the lockboxes are popping, and the ink is trying to dry this past week.  When everyone in town was stressing about the lack of activity in  December, I kept saying "Just wait until the first of the year, and the buyers will be out looking to finish what they started before the Christmas season."  Then January 1st hit and it was like someone had flipped a switch, or opened the floodgates, or whatever other analogy you'd like to insert here.

You see, I typically average about 2-4 showing per week on each of my listings, and in the entire month of December, I got a grand total of 7 showing appointments scheduled for my 9 listings.  Quite a drop-off, and enough to send most agents (and home sellers) looking for the nearest ledge.  At that time, however, I just kept telling home owners to get their homes spruced up and on the market in time for the new years rush, and sure enough when the first of the year hit, we were back up to 2-4 showings per week per listing.

Well, here's what that activity has brought over the past 7 days:

  • 1 new listing
  • 3 new sellers, getting their homes ready to list
  • 2 new contracts on my existing listings
  • 9 new serious buyers, just looking for the right home

Now, if that's not activity, I don't know what is.  It feels like Spring again, and we haven't even made it through the worst weather months yet.  And if you're one of the home owners I visited with that's on the fence as to whether now is the time, you better pick up the phone and take advantage now.  Get ready for a busy 2008!

Ryan, it is picking up here also.  I had three showings on one of my listings this last Saturday.  I talked to the lender I use today and she was so busy she did not know which way up was.

Ryan  With a good attitude like yours you'll always be busy.  I can't tell you how much moaning I've heard in our market about how the ice storm caused "business" to cease for many agents.  Buyers were looking for an excuse to get out of the house because electricity (and heat), cable (and internet), etc. was down.  I wrote two contracts that week which simply meant driving across town to download disclosures at a location with electricity and internet access.  Some people just love excuses don't they..!?!

Marchel - Sounds just like here.  My lender, who has the same no-give-up attitude I do, is so busy he's turning business away.  Keep up the good work!

Anthony - You're SO right.  Many times it's about nothing more than attitude.  That's why I stay away from the office and any negativity I can.  It just doesn't do me any good.  I keep my blinders on and keep moving forward, as it sounds like you do.  Keep it up man... it'll be a great year!

Ryan, That is great news... Congratulations!  I've been seeing the same thing in Lake Mary...  I think that buyers have gotten to the point that the daily bombardment of bad news doesn't have the same impact anymore... the media has turned everyone off to them, not home ownership.
