Who Took The Pictures For This Listing?


I ran a very well attended open house on Sunday for one of my listings at 15 Roaring Brook Lane in Shelton CT.  Three of the visitors remarked on how the house was presented on the internet.   I was asked,  Who took the pictures for this listing?” 

All three times, the visitors remarked that the house pictures were excellent … they were clear, not dark, and they showed features of the home rather than just ‘things’ in the home. 

One of them also remarked that I did not use a wide angle lens as that annoyed her.  “Why?” I asked.   Because in reality “the rooms are so much smaller when you do a walk thru” and she even thought it was a misrepresentation of the property.




Another commented on a comparable listing to mine.  Both she and her husband remarked that there were so many things cluttering the pictures they had actually decided to pass on looking at that  house due to how the pictures made it look.   

When I take pictures for a listing, I will take well over 200 pictures and pare it down to about 35-40 good shots.  I always have to go back to the property for a second shoot to improve on those I did not like.



With our new MLS in Fairfield County, we can now use 25 pictures per listing. Some internet marketing sites only allow 6 and others that I use to market homes allow an unlimited number.   If the property warrants it, the most allowable number should be used.   We all LOVE to look at pictures.  PICTURES SELL!




All I can say is whether it is only a few or unlimited pictures, those pictures BETTER be good.  Listing agents have only ONE chance to make a good impression on buyers who are house shopping on the internet.  

Over 90% of buyers begin their search on the internet.   Having dark, blurry, and in some cases, stupid pictures like toilets with the lid up or just a corner of a room showing half a bed or window is not good marketing.


When I list a house, my sellers see and approve all the pictures. I want them to be happy with how their house looks on the internet.  Sometimes they might tell me ... maybe you should include the <blank> or that they really like a certain view (when I didn’t)   No problem.   I make adjustments as necessary.





One of the funniest comments I received after showing a seller her property website with pictures was her telling me that her house looked SO good, she was thinking that maybe she didn’t want to sell after all!  It sold in a few weeks. 

If you are a listing agent reading this, remember that pictures can make or break the listing.  Do everything you can to make those pictures look great ….. and real.   

If you are a seller, make sure you see and approve how your property is portrayed with pictures. 

Remember --- You only have ONE chance to make a good first impression.

Rebecca -- I told that visitor that I have heard that comment before --- about the wide angle lens.  I suppose there are good w/a pics and those that distort reality.

AMEN! You really hit a Hot Button with me here. Even if a photo has some "wide angle" distortion (aka barrel distortion) or slight color shifts, with today's technology there is no reason to not clean these up in "post production".

Excellent photos in the article. You have a GREAT "eye" for angles and composition!!

As with you, after one of my video's, the Seller asked "Who wrote the script" because it made him want to buy his own house! (I did, by the way, thank you very much!)

Ginny -- I HAD such difficulty limiting pics to 16 in our old MLS. The new one is up as of Monday with 25 pics. It's about time!

Kelly -- Casio Exilim 8.1 MP and a Kodak Playtouch although it's time for more MPs.

Woody -- Teach a class? I read everything I can here on AR from all the photo pros. That's a wonderful compliment but there are others WAY better than me!

Jeri - From what you say you are doing, there is NO doubt your listing pictures are better than the competition....and those dark photos?   No excuse for that.

Charles -- It has always been a pet peeve of mine as well.  That's why I try to learn as much as I can to make those pics look good!

Teri -- I totally agree. I see we have a lot of agreement her on wide angles. Guess it all depends how you do it. If it strays too far from reality, you have an issue.

Richie -- Right...the main purpose is to get those buyers in to take a look.

Anna -- Thank you!  I learned a long time ago to 'show the flow' via the pictures. I like to show features as much as possible. Just add more interest to the presentation.

Kevin -- Agreed.  Pricing is king but how the property is visually presented is vitally important.

Steve -- I can't even believe some sellers would approve how their property looks online. Guess they don't see it??

Jeanne -- Absolutely. Make it as real as if you are looking at it in person.

M.C. -- You provided a realistic portrayal. That'a what we are expected to do.

Terry -- I get asked that frequently.  Buyers: Do you have more pictures?

Kathryn -- If I were a seller, I wouldn't stand for it either.

Brian --  I will stand in on place ad take MANY pics of the same scene with very slight changes.  I do so because when I get back to my computer, I am such a perfectionist I find fault with the smallest thing. I figure if I take many, I will end up with ONE good one.

Nancy -- It's just a Casio 8MP Exilim combined with a Kodak Playtouch.

Lynn -- That pic on the left is annoying, but I see a lot worse.  Dark just doesn't cut it. Regarding that iphone, though, I don't have one as I am waiting for the 5.  My Blackberry takes a horrible pic so whenever I don't have my camera, grab my husband's or son's iphone.  The pictures are great for quick on the go shots! 

Bruce -- I could not agree more with the seasonal change pics.  I found one with some snow just the other day. Not much...but it was there.  Also like to update the main pic when there is a price reduction to get those who are tired of looking at the same shot to click through and take another look.

Michael -- Good for you!   Looks lovely!

Chris and Dick -- Yes, taking pics is relatively simple work and VERY important.

Bob -- LOL...good one.

Mitch -- I know nothing about either.  You should post which one you decide on and why you think it is better.

Sandy -- That's because I have to take many of the same to get the shot/positioning correct. It's just me and how I get the best results.

Charlie -- I don't think we can say this enough and yet there are a lot of dark, ugly, blurry pics out there.

Brad -- Those 'distorted' shots are the pits.

Steven -- Thanks. I consider the sellers my partners in getting the job done. I want them to know what is going on at all times and to be satisfied with the service they are getting.

I too have had sellers tell me the same thing. When they saw the photos they did not want to move.. we had the home listed for four days.. and had an offer that night. The home was priced right and fabulous photos.. and oh.. full price offer!

Thanks Barbara, This is great info. I don't understand why MLS's are limiting the # of pictures? Server storage space is very cheap today.

Our MLS must allow unlimites pics, I have seen listings with 60-70 photos.

Couldn't agree more.  Pictures MUST be good.  And add captions, so I know what I'm looking at.  I recommend to all my sellers that they have their houses professionally staged.  I use a professional photographer and "sell the sizzle, not the steak" in marketing materials.  We can have 32 photos on MLS, and I try to use every one. 

I recently got a call from an agent who wanted to preview one of my accompanied listings for a comp.  They just put their listing on the MLS at a higher price than my listing.  The photos are amaterish and have no captions.  Lots of pictures of furniture but not rooms.  It just makes my listing look better!

Barbara- I'm always amazed at some of the pictures I see on th MLS and I'm glad to see you show them to your sellers for their approval.  Much is at stake and seller and agent have a vested interest in making sure the home and pictures show well.
