As a licensed Public Adjuster, this question or claim comes about very often. At times We can get claims paid if it is caused out side of the fact, but can't be directly related to neglect. Hiring a good Public Adjuster in any state is worth their weight in gold.

Calling a professional may be the best thing for many homeowners who aren't familiar with correcting the problem they have.

Insurance is a money and probability game. The more any condition or damage increases in probability or costs the less likely it will be covered.

Mathematicians call it inversly proportional. Like Einsteins Theory of Relativity it is not understood by all.

Even if it was something that was covered (ie. high risk areas) the cost will increase as the probability of occurance increases - wouldn't that be directly proportional?

Thanks for your wisdom Robert.
