Some buyers are.  Many are just waiting.  I've got two closing in February and I belive that my buyer got a VERY good price because I'm only dealing with builders who are offering price and incentives to make it worth while. 

These homes are far below similar resales.

Lenn-I cannot believe the deal those houses are.  In my area of CA you couldn't buy anything near as nice as that for that price.......I hope the buyers start listening to you soon before they all run around saying "I should've bought then!"

Kathy.  You are so right.  One of the buyers I sold in this community sold a 900 square foot home in the northern area of England for the same price range they're paying for one of these homes. 

Roberta.  I don't know the Carlsbad market, but from what I see, $700K will buy a 2,200 sq. ft. 25 year old home.  Which, is what it will buy in some areas in our market too.  These homes are about 40 miles from DC.  That's what determines price around here.

Lenn, KHovanian is a very preferred builder here in the Metroplex. They build a gorgeous home and you get a lot of amenities for the price. I love showing (and selling) their homes because they are good to work with and do a great job for my clients.

Mike.  Thanks.  I'm going to be shooting my photos with an eye for the "shows" from now on, but this one worked out O.K.  This home is the "norm" for the $700-$800K price range in this area.  These homes are truly lovely.  Prices for these homes have been reduced by about 10-15%.  They are selling. 

Linda.  I love showing them too.  The community for this post doesn't have a model home.  But, I sold one to-be-built from another community.  This is the model that I sold on the weekend when KHOV had their "72 hour sale".  They home priced at about $850K and my buyers got it for $725K.

It's not really a gally kitchen.  It is really a large open kitchen, breakfast area with a center isle.  The photo doesn't show it well. 

When I took these photos, I wasn't using the real estate show.  I plan to get new photos and remake the show. 

We don't have much Stucco around here.  What's CBS???

Lola.  Thanks.  I'm just getting the "feel" for the Real Estate Show.  I need to learn the nuances.  BB gave me some tips but I've been pretty busy and haven't done any new ones since this one. 

As for our market, the best buyer is a relocating buyer.  They are home owner oriented homeless folks.  Locals are listening to the news.  I spoke with a lovely gentleman from Gainesville FL this a.m. and told him that the secret to overcoming high prices here is "finding the money and going for the jugular".  That's my job. 

We'll sell him a home.
