What Do I Do For Each Client? My Clients Are Always My Top Priority!

So, I've been in the Real Estate business for a little over a year now. And what have I learned about myself and how I work with clients? I definitely enjoy working with buyers. I find that I get a lot of personal satisfaction helping buyers, whether you are purchasing your first home, you are moving up, downsizing, or purchasing an investment property. I have also found that each buyer is different, and while a lot of the steps are the same, each step we take together is tailored to your needs. But, most importantly, you are always my Top Priority.

There are a lot of steps to the buying process, and my job is to manage those steps, so that you have the least amount of stress possible. While looking at houses can be a lot of fun, the real work starts when you find "THE ONE" and you want to submit an offer. Really, Chiara, what do you do for me?

Starting Off: You've decided you want to buy a home. You've looked online, maybe attended some Open Houses. You have an idea of what you want in a home, and now you want to find that in a home that is on the market. You also have an idea of the area of Knoxville, TN that you'd like to live, or even which neighborhood, and you contact me for help. We talk, we build a relationship, before you go to a lender (if you don't have a preferred lender I have several recommendations for you) to see how much house you can afford.

I will put together a list of homes that fit your needs within your budget, and we go to see which home fits you. You have an interest in a particular home, I will always give you my honest opinion. Is that home a money pit? Is that house a good investment? And I will provide you with a market summary of that neighborhood, listing all the active, pending and recent sold homes. This is important, particularly the recent sold homes. That helps you decide how much to offer on your chosen home.

Congratulations! You've found THE ONE! You want to put in an offer. We go over each of the disclosures. We write up a contract, with stipulations (if necessary) that meet your needs. We will go over what stays with the house and what doesn't; what you want to stay with the house, and what you don't. What you want changed or not. What you need to understand, is from this point on I am your advocate. What you want, is what I want at terms that are in your best interest.And that is what negotiating is all about! We do this until we have an agreement, a contract between you and the seller.

Remember all those parts to the buying process I mentioned earlier? The parts start spinning, and how many parts will depend on various factors, that we will discuss fully. Are you purchasing a foreclosure? Is this a cash deal? These differences may change a few of the steps we will take. Basically, there are deadlines to meet, you need to apply for and be approved for a loan, inspections to be scheduled and attended, repairs to be negotiated. I am there by your side at every step of the way, with constant communication.

I stay in touch with your lender, I help you schedule the necessary inspections and I attend those inspections. We will review your insurance requirements. And when all those parts come together, we go over all the closing figures. Meanwhile, we've scheduled your closing, and I attend that with you. Then, I make sure that you take possession of your home satisfactorily.

Does this mean our working relationship has ended, once you have taken possession of your home? Absolutely not! As one of my clients, you will always have access to my preferred contractors.
