The last few days have been incredibly hot for Pullman with temperatures hitting 100 yesterday.  As I am heading out for some showings with a buyer, I thought it might be helpful to pass along some tips for sellers that just might help make that all important impression.

If you have air conditioning crank it up!  Going in and out of the car between houses gets hot.  Walking into a lovely cooled home will certainly not only be appreciated, but also will cause your buyers to linger.

Put some bottled water, iced tea or lemonade in the fridge with a nice tray of glasses on the counter with a note that you left them some refreshments to make their viewing of your home more pleasurable.  They will appreciate your thoughtfulness and know you are wanting them to seriously consider your home. Another nice treat might be some cookies or goodies on a tray.  

And if you have a great deck or patio, and your showing is in the cool of the day, you might want invite your buyers to sit down and linger for awhile and enjoy those refreshments!

Fantastic practical tips. It's amazing how those little touches create a positive emotional experience with the buyer (and their agent for that matter). It probably won't sell the home, but if it's a tossup between 2 homes, I'll bet the one with A/C and fresh cold water gets the offer!

Lori -- your suggestions are great, as they all encourage the potential buyers to stick around a bit longer, which gives them more of a feeling of comfort which should help them decide for the home.

I've had many great homes not even be looked at because all the buyer could think of as they walked through the door was how hot it was. Thy want to leave before even seeing the home.

Sellers who turn utilities off or set the AC so high in the summer are my pet peeve.  Here in SW Louisiana its hot year round and buyers dont stick around inside a hot house, great points Lori

Hi Lori,

We're melting up here, too!  AC isn't so common in the Pacific Northwest, but if they have it, crank it!  Love your idea of fresh water and glasses in the fridge - what a lovely idea.  I may add this to my stages - it would be a very nice touch.
