Excitement is in the air for Riverside new construction communities. The tone of many news reports has changed significantly from the doom and gloom reports of last year. Los Angeles Times reported June U.S. housing starts up 6.9% to highest level in four years. DataQuick reported "home sales rose for the sixth straight month in Southern California." Communities throughout the Inland Empire and Riverside, once a booming mecca of new construction, reflect the truth of this statement.
Standard Pacific Homes, at Mission Grove in Riverside, is holding their Phase Ten release this Saturday, August 11th. Sales expectations are running high as other communities have recently sold-out on phase release day. The six new homes, just beginning construction, will allow the lucky buyers the opportunity to personalize their home from the ground up. Many buyers have already walked the new lots and made their selections. The floorplan and exterior elevations are pre-determined as city permits have been issued for this masterplanned community, which offers wonderful views of rolling hills and mountains.
Structural selections such as optional rooms, jacuzzi tubs, electrical packages are part of the Stage One selections the buyers may consider for an additional cost. The opportunity to visit a design center and work with a professional designer while making counter, cabinet and flooring selections are some of the highlights of purchasing a brand new construction home.
Interest has increased in Riverside new construction communities which has generated the return of the Priority List and phase release guidelines. Buyers interested in purchasing a home must submit a prequalification form to the Builder's Lender in order to be added to the Priority List. Usually an incentive ($$$) are offered with the use of the Builder's Lender but homebuyers have the right to select their own lender. It is recommended to shop around and speak with different Lenders to find the best loan and rate. (Sometimes this is a great negotiating tool.)
On the morning of August 11th buyers already on the Priority list will be allowed to select their preferred homesite based on the date the prequalification was submitted to the Lender. To be equitable this is not a first through the door selection process it is based upon your placement on the list.
I am aware of clients who have waited for Riverside new construction communities since January for particular lots with their preferred plan. The builder offers four floorplans ranging from 2541 - 3646 square feet. The homes provide 3 - 5 bedrooms on beautiful lots set a midst the rolling hills of Riverside.
