5 Let's break that down in to different time frames for you. First we need to confirm you qualify for a short sale, meaning you meet one of the 17 hardships that you can do a short sale. Usually I can do that with you in a few minutes. Next there are papers we will need to get from your lender and you complete them to send to them, at the time we are doing that we can begin to get your home on the market (1-3 days) then we need to market the property and get an acceptable offer with the fast pace market we are currently in and depending on the condition of the home that could be (3 days to 30 days) then the longer part of the puzzle, bank approval I have negotiated these in as little as two weeks, and currently I am working on month #7 for one in escrow at present. And after bank approval that is YOUR bank approval, we have 30 days for the buyer to have their inspection, appraisal, and get their loan approval to close escrow. Realize I am a very proactive positive expectation person, with that in mind, I feel we could beginning to end do it in four months.
