As I write, one of the lovely new construction homes in Beaverton is a D.R. Horton home and my buyer got a fantastic deal! She could not be happier. I've sold D.R. Horton before and I believe they are a solid builder and their neighborhoods are very lovely. This is something that my first-time client loved as well. She had to go up in price, but for the new construction it's a great buy, even though she paid a little (not much) more then her original budget.
Resale vs New Construction
Resale (already owned) is the backbone of the real estate industry, no question about that. But, what my first-time buyer was realizing . . . all the lower-priced properties were being sold very quickly. I made the suggestion to look at new construction homes in Beaverton, sometimes with seller financing and/or the upgrade packages -- and the fact they are new construction -- it makes cents/sense!
We were looking at homes built 1990, 1995, even 2002. But, in ten years those properties won't be 10-years new, they will be . . . 20 to 30+ years old.
Also, for a first-time buyer, there really isn't going to be the "deferred maintence" issues for some time. And the components in new construction: Water heater, roof, flooring, appliances -- new, new and new.

DR Horton builds a lot of in-fill here and of course some regular neighborhoods. I'm closing on a home for me tomorrow that is a DR Horton! I love their neighborhoods. Best of luck - great post!
DR Horton is getting ready to build a small community out my way, but I haven't seen any finished product of theirs yet. Looks like they do a great job.
I've never heard of DR Horton before, but I wish they would come to my area. We have very little new construction in my area, I can't wait to have it back.
Very little new construction here and it's ALL contract, not spec. It's great you have some in your area. Looks really nice too.
I have personally built new construction twice. One way before I was in the real estate business and I didn't enjoy the process at all. However, the second time around I was in the business and still hired a Realtor to help us out and found it to be very enjoyable.

Carla - One of my buyers just went under contract on new construction due to lack of inventory. There is definitely positives and negatives, but at the end of the day when you plan on staying in the home a new one is always nice.
