This is a great post on the perils of low-ball offers in today's market.  Read the great analogy that  Amanda and Jared Christiansen, of Century 21 Bradley in Fort Wayne indiana, have provided on ticking off sellers with the lowball.  

Buyers, most homes listed today are priced to market value, and sellers aren't giving deep discounts.  As always, buyers and their Realtors must do their homework and analyze the comps!

Last week I asked my neighbor to help me move a few things out of my basement.  While doing so, we stumbled upon my old shotguns and rifles.  He told me that his son is a collector and would love to buy them.  I agreed to have him come over and take a gander.  

His son John and a friend came over, and they were definitely interested.  They inspected the guns, took a few of them apart, and then asked me what I would take for them.   Of course, my response was "Make me an offer."  The friend smiles and says "Well, I don't want to tick you off with a low ball offer."  

I chuckled and explained a couple of things:  


1.  I sell real estate for a living.  My skin is thick.  

2.  If you don't want to tick me off with a low ball offer, they why are you going to give me a lowball offer?  


He laughed and said that it was just the way he did business.  He made his ridiculously low ball offer, and I laughed.  

In this particular situation, I didn't NEED to sell.  If I got the right offer, then we have a deal.  If not, no biggie.  The guns go back in my basement, and I go have dinner.  

I believe most sellers are in the same situation.  They don't NEED to sell.  They WANT to sell.  Of course, there are some sellers out there that NEED to, but most don't.  


I told him what I wanted to get out of them (Kind of like list price when selling a home!), and if he was willing to pay me that amount, they were his.  I got my price, he got his guns, and we were both happy.  


The point of this post is this:  Most sellers today don't NEED to sell.  They WANT to sell.  The list price that they and their Realtor agree to is probably really close to what they will take for the home.  If they wanted to give it away, they would list it way under market value.  Be wise when making offers.  Know the market, and know that most sellers won't look at a low ball offer.  Just my humble opinion.  Thanks for reading!
