July 2012 Market Snapshot for Tucson, AZ and Vicinity

Here's a quick summary of what's going on in Tucson, AZ real estate with regards to MLS listings:

  • Median sales price incresed 12% from last year July, holding steady now for three months in a row, May-July, 2012
  • In one month's time, average sales price is up 4.11%
  • Average days on the market for the main market in Tucson has dropped to 76 to 67 days
  • Inventory is down - 3,477 new listings this July compared to 5,417 last year in July
  • 1/3 of all transactions for July were cash
  • The most home sales for July 2012 was in zip code 85739, followed by 85718.
  • 546 out of 1137 total homes sold, sold in 30 days or less

Wayne - that's a golf course home - sits on the green!  Buyers here in Tucson at certain price points really have to move fast - the market is really changing quickly.  What's going on in San Antonio?

Hi Mike - The first was taken in The Gallery, a home on the greens up in Dove Mountain. 

The other was taken from a West Foothills home - so they are almost looking at each other!
