Framingham MA Real Estate ~ Just SOLD 36 Hamilton Street Framingham Massachusetts. Listed at $309,900 and sold at $300,000 by Bill Gassett, RE/MAX Executive Realty on 8/10/2012 .
It came as no suprise that this Framingham Massachusetts home did not last that long on the market. It was tye type of property that fell into an attrative price point with plenty of buyers. It certainly helped that the home was in outstanding condition as well.For a buyer that was looking for a charming older home loaed with character that had been completely updated 36 Hamilton Street certainly fit the bill!
The home offered an open floor plan with spacious rooms which is not always typical of an older home. Often times the older homes have choppy layouts and small rooms. The beauty of this place was the rooms flowed well and were of ample size!
One of the amenities that made this an easy sell was the kitchen which had been completely renovated with newer Oak cabinetry, granite counters and stainless steel appliances. The kitchen was the heart of the property as it was centrally located off of both a spacious family room, as well as a formal dining room. The family room was large enough to accommodate most large pieces of furniture and was appointed with newer Pergo flooring.
The first floor also had a screened porch as a bonus space for the warmer months of the year that was located off of the dining room and a secondary entrance area into the home. This room could be made into heated living space easy enough if a buyer wanted to invest a little money.
The first floor also had a newly renovated bath that was done a few years ago. There was a five foot shower/tub along with neutral tile flooring.
The second floor had three good size bedrooms including a master bedroom that had access to a Hollywood bath. All of the bedrooms had terrific closet space and were appointed with neutral Berber carpeting. The bath also had a five foot tub shower combo and tile flooring as well.
One of the big benefits of this Framingham home was that all the major systems had been updated including the plumbing, electrical, heating, windows and roof. It was easy for the buyer to recognize that when moving in there would be very littel to do but add their own personal touches.
In total this Framingham colonial had 7 rooms, 3 bedrooms and 2 full baths. The total gross living area was about 1960 square feet. The lot is .25 acres. The taxes for 2012 are $5090.00.
