Colorado Springs Real Estate ...trees?The real estate market is a local market. It is not a national market. For example, people buy and sell homes in Colorado Springs for reasons that match NO other real estate market in the United States. Having 6 military bases in and around Colorado Springs only adds to our home buying and selling uniqueness.

I do my best not to watch the news or listen to the news... especially when it has to do with the "state of the real estate market" ... not because I do not LIKE it, but because I do not BELIEVE it.

Where are these reporters getting their information?

Last time I checked, their "sources" were not local real estate agents and local statistics on the local housing market. And since the right questions (How's the Local Market?) were not asked to the right people (Local real estate agents), then their information is wrong, at best.

The media really bothers me because too many home buyers and sellers are making HUGE decisions based off of wrong and misplaced information. The national media is doing a complete disservice to the public when they make broad, sweeping statements about the real estate market, like they do.

Yes. My local real estate market is shifting: Homes are not appreciating at the exorbitant rates that they were in 2005, but homes are still appreciating at a decent rate. Homes for sale are staying on the market longer, but well priced homes are still selling in just a few months.

I do not recommend basing your local home buying and selling decisions off of the national media. If you do, you might as well also hire the counsel of the man in Austin who believes that REALTORS are conspiring to lower property values by killing trees... and Rock the Casbah!*

The BEST advice you can get regarding buying or selling a home, is from an experienced real estate agent. Better yet? Talk to a couple different agents and you will get a great idea of what your local market really IS doing and you will then become a better informed and educated real estate buyer or seller.

Mariana, I concur. If you listen to the press or others no less, we are all losing our home in foreclosure. I am not. Just about have it paid off. In 2006 a banner year for me with several closing and two directly related to AR. I am still learning the blog thing. But if not knowing gets me two deals hey..... Not to include several listings. Your market and my market are different. My market is fueled by the damage of Hurricane Katrina. I call it a market of necessity.

Hi Mariana - I wrote a post with this same message a little bit ago, and I feel SO strongly about people needing to realize that the media is just selling hype and NOT reality.  There is no such thing as a 'national real estate market' - never has been and never will be.  You pointed out exactly why all real estate is local and why it's so important for people to speak with LOCAL experts about their own markets.

Good job doing just that in this post!

Mariana -- "The real estate market is a local market"  soooo true!  The national media is indeed painting a picture that is much more grim than my local market is.  I think it is so important that the voices of the local experts are heard by the local buyers and sellers.

Very interesting. I do completely agree of course, but I do like to hear aboutr national statistics. Or more honestly, I like any statistics. Numbers are fun! And they make me feel safe. Because I can interpret them how I like LOL

But that being said... on the National stats issue... US home sales were up 0.4% in November & December, according to a seminar I saw today. Which is why NAR revised it national forecast for 2008 to be slightly more homes selling that in 2007 (which is the 5th highest year on record for number of sales of existing homes).

Maybe I do like those stats...
