What Buyers can expect from This Realtor

Whether this is your first buying experience or 10th, the process is almost always the same. We start in my office with an interview. HomeBuying Process

You interview me, I interview you. Buying can be a very emotional event. You want to make sure that you're working with a Realtor who understands your needs and wants.

Before the meeting you will speak with a lender, so we know what you can afford and what price range we will be looking at.

In the first interview we discuss your wants and needs. We will discuss your lifestyle, social life, and hobbies. We will go over the entire Buying process including an explanation of terms. It's important that you have clear expectations of what's involved.

What I need to know from you is how much can you afford? How much do you want to spend? What things are important to you in a home? What is your time frame? Are you renting? When is your lease up? If you own your home, do you have to sell it to purchase the next home? 

It's pointless for us to look at homes until I know all of these things. Once we've determined the Price and Home details, I will show you homes that fit those parameters. You can count on me to guide you through the selection process.

HomeBuying ProcessOnce you've narrowed down the search and chosen the home you want to purchase, we sit down and write an offer. I will prepare a market analysis showing what similar homes are selling for.

I will help you determine a good offer amount and show you ways we can make your offer more attractive to the Seller. This increases your chances of getting the important things you want.

Buying a home isn't always just about price. There is the possession of the property, possibly you need closing costs or there are personal things you want to convey with the home. Negotiating the terms of the contract is one of the most important things that I do for you.

HomeBuying ProcessOnce the offer has been successfully negotiated, it becomes a Contract.

The next thing that happens is we have the home inspected by a Professional Home Inspector. When we receive the Inspection report, we will review it together to determine the next step.

You can take the home "as is", ask for repairs, or walk away if the HomeBuying Processinspection is unsatisfactory. Most of the time we present the Seller with a list of items that need to be repaired before closing. We often find ourselves negotiating again to come to a reasonable solution.

From this point on I see that we follow the terms of the contract to the closing. I will work with you, the Listing Agent, your Lender, and the Title company to insure a smooth process.

During this time you will secure Homeowner's Insurance, have utilities placed in your name and provide needed documents to finish the loan process.

HomeBuying ProcessJust before closing we will review the Settlement statement together to make sure the numbers are correct. We will also do a final walk through to see that the house is in the same shape, or better, as when you wrote your offer. 

Finally we go to closing.

It's an exciting day when you get the keys to your new home!

This is a great step by step! I think that the home buyer consultation at the beginning is the most important step in the process. I always tell my buyers that finding a home is the easy part, my real work begins with negotiating the best price and terms and seeing it through to where they get the keys to their new home!
