How is your Curb Appeal?
I have been driving past the property for years and seeing this roof get worse over time. The sagging roof has got to be the reason why this small commercial building has been on the market for years. Maybe it would make sense to demo the building and just sell / lease the land.
I doubt if the building has any curb appeal at all at this point.
What do you think?
Demo the building or leave it as is?
I don't think a fresh coat of paint could help this building. You certainly dirve home the importance of "curb appeal" with this photo. It just ain't happening...
Hi Tom - I saw a horse the other day that had a back that looked like that, but I'd bet he's in better shape.

Looks like a demo job to me. I have one across the street from me. Roof has be blown off for 2 years. They just keep tarping it.
The first time I saw this building, I pictured a old horse with the sagging back. Seems we are on the same page Dick.

I think the value, all of it, is in the land here.
Those tarps don't handle the elements well, you have probably seen a few new tarps in two years Than.
Call me chicken, but I'd be afraid to go inside. The roof might choose that minute to give up.
Hello again Tom. I think this is a funny property. I have actually seen worse and I bet you have too. If it was sold for land value it would go.
Marti - I don't think I would be comfortable inside either.
It is in a good location, the building can't add much to the value Sheila.
