It's funny how the house you complain about  being too small, or too dark or too old suddenly becomes so valuable when you decide to sell it.  Most sellers have unrealistic expectations when it comes to pricing their home.  Ask any real estate agent....they can provide endless examples of sellers insisting on listing too high.

Value is determined by buyer perception....how much do they perceive your house to be worth?
