I wrote offers on two properties yesterday.  The first is a townhouse in Richardson.  I have been talking with the listing agent for the last several weeks on the property because I knew that it was pretty much the most ideal match for my buyer client.  It took him several more weeks of looking before he was able to see the townhome for what it is.  And, it is a great deal for him.  He decided on Thursday that he was ready to go forward with an offer on the townhome.  I got it drawn up, went to his job, got his signature, got it off to the listing agent.

Meanwhile, the listing agent told me that the seller was getting married today and going on a week-long bridehoneymoon. The listing agent said that she would get it in front of the seller before the seller left town.  I immediately had visions of the listing agent meeting the bride in the vestibule of the church, getting the seller's signature on the contract before getting married. 

I asked the listing agent if that was the plan.  Nope.  The plan was to meet the bride where she was getting her hair and makeup done.  Made me smile.....

How about THAT for full service?

I remember having to get a signature from a seller in the hospital about four hours after their baby had been born.  They were about to lose their home to foreclosure and we finally had an offer to send the Short Sale Bank.  There was no waiting...not even a day.  They were cool with that.

Getting the job done, no matter what! My last deal I was running all over the HUGE University of Richmond tracking down my buyer for a last minute signature that had a deadline. You do what you have to do, lol! And, it probably made that bride's day even sweeter knowing it was one less thing to worry about!

At the hair salon...the park ...but never at the church for a wedding...have sat with clients at church and then went to office and signed papers...but yes...I am happy you were working with a great agent and undertanding seller.

It's amazing that we realize what our buyers want before the buyers come to the same conclusion. One of my listings just went under contract. The buyer's agent told me she knew it was the right house, and it took another week and a half for the buyer. Should have acted sooner because they ended up in a multiple offer situation and almost lost out.

I sold a short sale and had the closing at a hospital where the seller was being prepared for surgery(talk about hardship) . . duty calls . .and we go wherever it take us!

LOL!  That's a great story.  We had a seller almost go into labor the night before closing.  We were prepared to close at the hospitcal the next day.

I have negotiated deals in every airport I have ever been in.  There is no stronger form of Catnip for real estate deals than non-refundable airfare.  But, getting a signature from a bride is a new twist. 

In terms of a Deal Update, the Bride signed off yesterday.  There are two tiny sets of initials that my client needs to sign to have the paperwork totally perfect.  I am scheduled to go get those signatures this afternoon, after doing an Open House.  My client manages a large local restaurant.  He goes to his "office" at 7 a.m. and doesn't leave until 8 p.m. so he has hours about like a real estate agent.  I will take the papers to his restaurant and we are under contract.
