This is such an excellent series Thom. I can't imagine a buyer reading it and calling anyone else. If they find this post and realize you are one of "us" agents who thinks it's "fun" to show homes they have to realized you are the ONE to call.

When you love what you do then getting up in the morning is not a chore. You seem to have a handle on it. BTW, sad day for me. My son left this morning for his new life in Athens, GA.
Inside of Atlanta can be very expensive like any city. However, we need to list basics in a home and go from there when buying one.

Thom - Congrats on the feature! In my experience a lot of buyers only seem to have needs, but then when the reality of our market with the lack of inventory hits they quickly have a need and want list.
A great post (and congratulations on the feature) about discerning the two. Some buyers don't know the difference between the two. GREAT post!!
Thom - Desire vs. require. I like that! Wouldn't it be great if all buyers could find their cake and eat it too, but since that doesn't happen as a general rule, decisions have to be made.
