School started in Brevard County, Florida last week.   I am lucky enough to be able to walk my grandson to his school just down the street.

One thing I noticed over those first few days – drivers need to slow down.

The time has changed and behavior needs to change as well.  Drivers need to amend their schedules to leave earlier or, at least, slow down and watch out for the little ones.

The same applies to the real estate market.

The number of homes for sale in Brevard County is fewer now than in the past several years.

The average selling price has stopped its free fall and is actually climbing a bit.  We are seeing multiple offer situations with the number of “move in” ready homes being less.

Serious buyers need to change their behavior – offer realistic prices with realistic contingencies.

For many buyers this is not really a change.  They (and their real estate agent) already understand the market.  They are the ones who have done their research.

With this particular change in the real estate market I believe seller behavior requires less modification.

Sellers need to continue to do what they have always done to get the best price for their home.   I call them my three Ps for selling a home -

  1. pricing appropriate for the market,
  2. presentation that highlights the homes strengths including curb appeal, staging, cleaning, de-cluttering, 
  3. promotion that targets the most prospective buyers.

Wow, how time flys.  My children are long out of school and the start of school is the last thing on my mind.  It's great to be able to be around for our grandchildren.  Buyers are getting smarter every day, just like our school children, learning never stops. 

I just got a table saw, and I'm learning how to make things I never thought I could do.  Life is good.

Gary I like the way you tied the need for drivers to slow down to the reduction in real estate inventory in Brevard County.  I can see the need for buyer to make more realistic offers in order to win.

We find that more than a few sellers are still waiting and holding out for those high prices to come back.  They say, "it's just not fair that bla bla down the street got $600,000 for that dump and you tell me mine is worth $250,000".
