When I receive an offer I promptly confirm receipt with the agent that submitted it and let them know when I’ll present it to my sellers. I think it’s not only professional courtesy it also keeps everyone on the same page. An offer is like an open door; it’s the path to negotiations and with a lot of work in between it leads to a closing.

 

submitting an offerThat being said I submitted an offer Friday and have yet to receive a response.  I’ve emailed, left voicemails but, so far I’m only hearing crickets. Did our offer go into a black hole? The listing remarks have been updated to no more showings until further notice so clearly this agent has internet access to at least respond to an email.

 

It’s my duty as a listing agent to promptly present offers to my sellers. If they need time to process the offer before we respond I will let the buyer’s agent know it’s been received and we will have a response soon. Don’t leave people hanging when they have taken the time to submit a contract, it’s unprofessional and leaves a big question mark on whether the offer was even received.

A communications break-down is gap in the road no matter what stage of the game you are at.  I was unable to show a home this weekend because the MLS information was incomplete/incorrect and the contact person did not have information on the home or any lockbox codes (long story).  When I finally got a response it seems the home was under contract before I even went there. !OMG! A little help, here!

Day ended OK, the next home the owner was gracious and well-prepared for visitors.

I have been there, too, with a seller out of the country. It was a tough one, as I could not get them to clean the place, and they took their sweet time responding to me. They were lucky to get offers at all, but did not seem to appreciate it or care. I told agents that it could take a while for a response, as the seller is out of the country and is slow to respond to me, but agents still feak out at me when it does take the 'while' i told them about. I certainly do agree that there should be the information given that they can't be reached, if that is case.

Things are very different regionally. I have never heard of a listing agent not responding to a buyers agent's offer at all, although I could understand it happening if the offer was extremely lousy or poorly written. I have seen offers so bad, that I don't really feel like wasting my time with those people. I am thinking mainly of the addendum here,  with 4 or 5 pages of many things that are just law and don't need to be in the offer or warranties that the seller cannot make,  and is tightly packed with no space between clauses, and the blanks not even filled in in the various clauses.

To be taken seriously, start by writing a proper and tidy offer.

Mary- That's horrible. I can't even wrap my brain around a seller acting that way. Doesn't make it seem like they really wanted to sell. I hope your clients found another house and that you were working with a more professional agent on the next one!

Dana- I hope that one works out for you, I can see why the buyers would be getting anxious. Pestering the seller ... so silly. You're right such a simple item to take care of.

Peggy- I like the "commitment to our clients" you're 100% right.

Chris- I've had that happen too and agree just drives you crazy. I'm always amused when I get attitude for calling an agent out on lack of response. Guilty conscience if you ask me!

Barbara- That sounds fishy! Wonder if the seller didn't know because it didn't exist and the agent was just waiting for one of her clients to be able to offer.

Mark- Sad but, true. Makes me wonder how they stay in business.

Lorelei- The rudeness and attitudes just kill me. It's great that you don't let it bother you. I should do the same.

Bill- I am thinking the same. We emailed a deadline to respond addendum today, of course no response to that either. Ha!

Vicki- I like your approach. Likely saves a lot of headache waiting for a response.

Edie- I agree, it works both ways.

Mark- Finally got a response, a rude one but, at lease I know it was received.

Roger- It's a short sale. She finally confirmed receipt but, said I don't know when you'll get a response. Go figure.

Eve- That's horrible! I just don't get why agents conduct business like that. It doesn't make me ever want to work with them again.

Teri- I agree, in our market a lot of the time tracking the broker down is like finding a needle in a hay stack. Sounds like you face the same. You're right, if you're too busy for business find another career.

David- I agree it's good to let the agent know it's coming. She responded to my emails when I let her know we were offering but, then didn't pick up the phone when I called to say it's sent.

Emmary- I found out today she is the broker, small independent firm like my own. I'm the bad guy for "bothering" her about the offer. Never a dull moment!

Gretchen- That's the first I've heard of that. What did you do? Beyond shady!

George- Well said.

Regena- So true :) I figure with the amount of unprofessionalism I've come across there's no reason not to be successful.

Eric- Good point, it does make you wonder what you'll be up against if you are the "chosen one"

Rugg- I could see that if our offer was out of the sky, although I still find that unacceptable but, this is a short sale and we went above list price so to just not respond doesn't sit well with me.

Rocky- I agree, once you try all lines of communication that's all you can do

Wendy- You're a true professional. That's exactly how I think it should be handled.

I have learned that the first interaction with the other agent will determine the rest of the transaction. I called an agent to let her know I was sending her an offer. I was full price cash offer, but the buyers wanted the washer and dryer. In that area, to receive full asking price was a miracle. The other agent screamed at me to tell me that the washer and dryer was a dealbraker. It wasn't, but that was just the top of the iceberg of her behavior. If the other agent is not responding now, she will be that way throughout the transaction.

This is such a common occurance, and always overlooked by listing agents.

I seem to see it more often with "Teams". Usually responding 2-3 days later only to find out that another offer was accepted 2 days prior to our submission of offer.

This is a HUGE pet peeve, and I have seen countless "Seasoned" agents commit this error. It not only reflects poorly on them, but also turns into a rough reflection from my client to me.

Yeah, not very professional. How would they want to be responded to? I would call their broker & tell them your story & timeline to be sure they know what is going on.

Yep, I've seen a VERY few of that type of Agent. Unfortunately, those few make the rest of us look bad!!! A few people who I'm working with have had that type previously and are greatly surprised at even some of the (to me) little things that I do. Oh well, money in MY pocket!!

Sadly, this kind of behavior on the part of listing agents is not rare. I don't know how it was 20 or 30 years ago; I did not sell real estate then. But have we become so jaded in our business dealings that we simply ignore potential business partners? I wonder if the sellers know how their agents handle their business.

That's too bad. I've only experienced this when I'm representing buyers making offers on foreclosures.  If they don't have time to send an email confirming receipt, they also don't have time to do the total job in other areas as well.

I was at a meeting at our Board of Realtors and an attorney from the California Assocation of Realtors was there speaking and someone asked a question, " Is it a violation if the listing agent doesn't call you back to tell you if your offer was accepted or declined by the seller".  He said no they don't have too, but they may want to as a common coutesy.  I prefer to let the selling agent know asap that we accepted your clients offer or that the seller decided to go with another offer.  It just makes sense to treat others the way you want to be treated.

I couldn't agree more! I find that I'm shocked when agents actually DO respond to anything nowadays, and believe it's the exception to the rule when a listing agent is pleasant and professional! No wonder so many consumers think we're a bunch of idiots! Good luck, and just know that it's happening everywhere... you're not alone ; )

I never let them get me on the defensive. When I write an offer on behalf of a client and knowing there might be problems, I walk it in. Have had the listing agent flip through some other offers on her table--they had been there for awhile. Turns out they had been turned down by the sellers--these were HER buyers. Without my doing some digging I wonder if she would have presented mine, hoping hers would still be accepted.

If it was an REO or short sale property with multiple offers, ok, so what!  We didn't get the deal?  Let me know it was presented with the other offers and another offer was accepted.  We are deserve alittle respect.  I get multiple offers all the time but I do email everyone that submitted and thank them for the effort and good luck.

I'm so upset with such agents!

These days we don't do low ball offers, buyers are ready to go into an escrow. Nobody wants to waste anyone's time. But, here we go: a Listing Agent. No reaction on offer, no phone/email  answering, nothing. Black hole, as you call it.

Last week i was so angree. I am loosing client~ i'm not capable to get any answer while my client somehow can reach that listing agent......and be offered to write the offer.

thanks for sharing this Amanda, unfortunately, many people dont have the same priorities as we do, especially if dealing with a bank or government agency.  Sometimes their priority is to keep everybody in the dark for some reason, and the selling agent is stuck in the middle.

On the other end, I once submitted an offer on a Friday afternoon and had the agent tell me she wouldn't be able to present it until Monday because she would be celebrating "Gasparilla" (a mini Mardi Gras variation here in Tampa) all weekend.

I thanked her for the information and told her I could present it myself or have my buyers stop by the property and talk with the sellers about the situation.  We had a deal worked out by Sunday afternoon!
