My clients know that I am all over the Internet, have super photos to show what the property looks like, and generally am very busy on their behalf. I have umpteen websites, advertise on a slew of portal websites, and GOOGLE loves me.
What I don't do, is innundate my clients with the marketing minutiae of our profession.
Would my clients be upset if I sent them oodles of reports? Probably not. Have they asked for it? NO. When I have something they should know about, I call or email them.
THEY HIRED ME TO SELL THEIR PROPERTY.
The long and short of it is that if you do a million things for clients but no offer comes in, there is something wrong. For example:
VACANT LAND.
Vacant land just has not been selling in these parts. What will possibly sell it?
A VERY low price with owner financing.
And today one of my sellers called me and wants to lower his price considerably on his piece of property. That's what I want o hear! That will be the ONLY thing that will sell it.
RETHINKING THE LISTINGS THAT I WILL TAKE.
Today I had a call from a lady who has a 5-acre parcel of vacant land she wants to sell, but it is in an area where I don't have anything else listed. I thanked her for calling me, but told her I could not help her.
In the olden days I would have taken it. The more signs out there in different areas the better. But right now? I just can't take it. It would divert me from selling the ones I do have that do have a chance and don't take me out of my way.
You might ask: why didn't you refer her to someone? Frankly, I doubt if anyone would pay a referral fee (I wouldn't) for something that is that hard to sell.
PS. Day 3 of my laryngitis: It was a busy phone day today, thankfully my voice is more than a squeek today.
