What can  home buyers relocating to Lake Charles, LA expect from my relocation real estate services?

Home buyers relocating to the Lake Charles LA area contact me in a variety of ways.

My first step is to respond to the buyer's contact as soon as possible to collect more information.  I will spend time gathering information from the buyer.

  • What is the buyer's time table to move?
  • What is the buyer's price range?
  • Has the buyer contacted a lender?
  • Style of home and home features buyer prefers?
  • Commute to job, school
  • Is a relocation firm involved such as Weichert  etc.  assisting the buyer?

After gathering as many details as possible, I will set the buyer up on an automatic home search with the criteria I am provided with and save the search in the MLS so they can review the MLS listings and see the options of Southwest Louisiana homes for sale.  Then we usually determine when the buyer be making a home buying trip to Lake Charles.

I stay in constant communication with the buyer reviewing their favorite selections saved on their custom home search site I set up for them.  I will also point the buyer to my Lake Charles Real Estate website where they can also search on their own and learn more information about Lake Charles Living, and Things to Do in Lake Charles.   Buyers quickly find that my website is a great resource of learning about Lake Charles and viewing communitiesthey may want to view when they arrive.


During the preparation many emails and phone conversations will take place between myself and the home buyer.    When the buyer advises me they will be making a home search trip to Lake Charles, and the date of arrival I begin to prepare a schedule of showing the homes the buyer has  shown interest in.  I also prepare a welcome folder for the buyer with information about Lake Charles and a schedule of the homes we will view and will pick the buyer up at their hotel on the date and time we coordiante to begin their home search in person!

The first thing home buyers moving to Lake Charles need to learn when arriving to view homes in Lake Charles is exploring the areas and choices of subdivisions and neighborhoods.  The first day the service I provide the buyer is somewhat one of a tour guide.   I will spend time pointing out the geographic areas of the City of Lake Charles along with parks, schools, stores, restaurants and major landmarks.   This helps the buyer get oriented and get a feel for the areas they may want to live and explore the homes for sale in neighborhoods that perk their interest.  Sometimes we even make a pit stop to pick up a Louisiana specialty or souvenier to bring home to the kids!


After this overview, its time to start viewing homes!   During the home viewing process I pay close attention to the likes and dislikes so I can help match the buyer with a home.  If the home buyer neglected to bring a camera or video camera, I offer to snap the pictures and create a video tour of the homes they keep on their Top 10 list. 

During the time we are driving to and from each listing I will also explain the process of home purchases in Louisiana because relocating home buyers will usually be coming from a different state.  There are many things that can be different to them here in Louisiana and first and foremost we laugh and practice how to say Calcasieu Parish (pronounced Cal- Ca- Shew) its a Parish vs. a County.

  • Homes in Louisiana do not have Basements
  • Elevation and Flood FEMA Zones
  • Disclosures with past history of hurricane damage 



Working with Lake Charles Relocation Buyers viewing homes can take 2-3 days to view and review all the areas of interest.  I work around the schedule and time the buyer and devote all my attention to answering all their questions and needs before they have to return home.  When it comes time to execute a contract I can do that from a distance using an electronic signature program called Docusign  to make that convenient for a traveling buyer.

Once under contract, the buyers rely on me for referring a home inspector and I will usually refer an inspector who can do a video report to make it easy for an out of town buyer. 

Out of town buyers will also ask for referrals to an insurance agent.  I also will work with their lender of choice to refer a title company and closing attorney.  Sometimes the out of town buyer needs help coordinating their move and may need to store their possessions which may arrive to town before they do!

My job does not stop at the closing table.  A new resident to Lake Charles may want referrals to a lawn care service, pest company, alarm system, cleaning service.  I am always available to provide my references and share my knowledge as a resident of Lake Charles for over 30 years!
