When you list your home with me, consider it sold. I sell 90% of the homes that I List. I also sell these homes within 97% of the listed price. There are a lot of listings that expire for the wrong reasons. I usually sell the homes I list as I do the following things.
Discuss the right price to sell with the seller and pricing it right.
Discuss the time line to sell the house in.
Discuss the motivation for the sale of the house. If there is no motivation, the house will not sell.
Prepare the house to sell, staging, appeal, removing clutter, prepping the front and back yards.
Make the home available to show at appropriate times.
Offer terms and conditions that will attract all kinds of buyers, first time buyers, move up or move down buyers and investors.
The reason I sell homes quickly and efficiently is because I use a checklist system. This way, all the things that need to be done to sell the house are done in a timely manner:
Enter in the MLS
Intall professional yard sign.
Take professional picures
Make professional flyers
Add to all the Major Real Estate sites including sites like Zillow, Trulia, Yahoo real Estate and Realtor.com
Post on Craigslist.
Blog features and price about the your house.
Email to all the database that I have of the buyers in the ares.
Email to all the top producers/buyers agents in the area.
Mail a Just listed post card to the database fo buyers.
Promote listings in meetings and network groups.
Follow up with sellers for feedback from buyers and agents.
Call showing agents for feedback.
Shoot a video and post on YouTube.
Make a property site for your listing with its own URL.
