The State of Dover NH Real Estate

It has been a buyers market for four years in Dover NH and sales figures have outperformed the state of NH.  From January to August this year, Dover NH home sales are up 21% over the same time period last year.  Average sales prices are up 1.4%.  The state’s sales volume is up 18% and average sales price for the state has dipped -4%.

Sellers Begin Seeing Their Advantage Too

You’ve seen it here and everywhere.  The best time to buy real estate is right now.  Low interest rates, home prices down 17% from 2007, and a good inventory.   But what does that mean for sellers?  Yes home prices are still bashed from “The Great Recession” but the same buying opportunities exist for the move up buyer.  If home prices are down 17% overall, a seller could sell a home for $200,000 which could have sold four years ago for $234,000 and can now buy a $350,000 home for $290,000.  The savings on the new home are much greater than what he gives up on the sale of his current home.
