Champaign County IL Housing Market Report 2nd Quarter 2012
For the 2nd quarter of 2012, the real estate market in Champaign-Urbana IL has picked up compared to a year ago. Our inventory of homes on the market has been down significantly and the number of home sales has been up. The result is a stable market.
As revealed in the charts below, the average sale price for a home in Champaign County IL has also increased greatly this year due to a rise in home sales in the uppermost price ranges, after we've suffered years of very little movement in the luxury home market. However, it's important to understand that this doesn't mean that home values are rising. It does appear as though prices have stabilized in many places and, as always, the value of any home will depend largely on that home's specific location within a particular neighborhood, as well as the condition and features of the home.
Champaign County IL's housing market performance over these first 2 quarters of 2012 doesn't guarantee similar statistics moving forward, but it certainly puts our market as a whole in a better position for continued recovery and stabilization.
