Being fairly new at this blogging thing, I was overwhelmed at the hundreds who viewed and clicked on my blog about this subject, and amazed at the number of comments. Not having a lot of experience at this I thought I would try something and see if I get ideas from several by way of comments to my blog on what you are doing, what you plan to do, what is working, and what your market is like right now or for the past six months.

One thing I realized the other day, we will NEVER see a market like I experienced over the past 30 years, things will NEVER be the same in the future as they were in the past. I hears last week of there being 40 offers on one property here in Phoenix. Something that may HELP NEWER AGENTS. CALL.....TALK....COMMUNICATE...with the listing agent prior to writing an offer, you may find you are wasting your time writing an offer on something that is in that position. Does this make sense? (experienced agents). WHY PEOPLE SUCCEED IN REAL ESTATE SALES -wow was I amazed at response.

The business is not like it was when I published my first book in 2004, nor my second book in 2006.

In Phoenix if you take a listing for less than $200,000 you will have three offers within 48 hours, if not, it is over priced! That is our market right now. I have only lost about 10 times in 32 years, and I wrote two offers $25,000 and $35,000 above the list price in the past six weeks and lost both. mainly because my buyer is getting a loan not paying cash.

My last three listings sold at or above list price with multiple offers in 48 hours. To me it seems where my business in the last 18 months has came from people who knew me in my three toastmaster clubs and referrals from past clients or people who knew me. And I am working these areas very aggressively. How about you What are you doing to get business? How about sharing ideas? WHY PEOPLE SUCCEED IN REAL ESTATE SALES -WOW was I amazed at response.

The reason your over list price buyers are losing out is the royal PITA the current administration has allowed our business to deteriorate into. On top of that add to it that the buyer would need all the cash over list price to bring to the table ON TOP of the down payment needed and you got a loan most buyers would not have the cash to pull off. Throw in a little 90+ days process I am hearing from most major Banks right now and I dont blame the sellers at all.
