According to statistics shared by the Wall Street Journal, the economic forecasters expect a 2% home price increase in 2012 and a 3% increase in 2013.

This is a great prediction however it is news like this which makes sellers  hold off listing in the hopes of  gaining a larger profit with home prices that may jump in 2013.  Timing in the real estate market is always part of the  market equation so lets examine the timing of the real estate market NOW vs. the FUTURE and the risks involved.

News that you won't hear  being reported in the media  are the  mortgage reform changes coming in January 2013  with qualified mortgages as part of the Dodd Frank Act .  Buyers who can obtain approval now may not meet the new criteria in 2013.   This is going to affect both home sellers and buyers.

So what do you risk if Lake Charles home prices do go up in 2013 and you  decide to wait until  next spring to sell your Lake Charles home?  You may find the pool of buyers shrinking due to the new mortgage guidelines, and you may likely find yourself paying more for your new Lake Charles home if  values and  prices do go up in 2013.

Economic Forecasters predict and project with research and stats.  I don't have the crystal ball of the future but I can share facts of  what the real estate market is doing right now and the facts of the Dodd Frank Act.

Compared to the last few years, it is a great time to  buy and sell.  Buyers can take advantage of historically low interest rates now.  Next year when we make the same comparison, who knows?

ANd just remember, at the end of 2012, you can no longer get tax credit for the short sale income from the forgiven debt and for most folks that woudl be at least a 15% loss in tax credit.  Is it worth waiting to make an extra 3% profit to give up 15%.
