Forest ridge is a well known resort, it was build in several phases and there for offers a fair amount of variety in real estate choices.

 


Garden Style; The Garden style units all offer a three bedroom two bath layout of approximately 1,350 square feet – they feature Gas fireplaces, Gas heating systems adequate sized kitchens, space for a full size washer dryer and a mud room entry for shedding the winter gear. Depending on when the building was completed some offer central Air as well (but not all) tracking sales shows closed sales between $220,000 - $240,000 over the past year, the main differences are end units and age of completion (10 yrs from newest to oldest in the same complex).

 

Town homes: The three level town homes developed in the past 5 years offer a very spacious floor plan featuring 4 bedrooms, 3 &1/2 baths a single attached garage, and a lower level finished play room (offering approximately 2,700 square feet of gross condo space). The large rear deck offers room for outside living, and a place for cooking out off a kitchen slider. The FHA system allows for heat and A/C in the duct work for comfort no matter the season. Asking prices are hovering around $400,000 and the recent closed sales average $385,000.

 

Single Family: There is too much variety to make a general price prediction here…I have sold detached homes in this complex on half acre sites for as little as $450,000 that were less than 3,000 square feet. But there are homes currently listed in the $900,000 range that are much more grand, with big views and superior custom finish work.

 

Amenities & location: The Forest Ridge complex offers a state of the art indoor sports and recreation building…Weight machines, Indoor pool, outdoor pool, Tennis, Steam rooms, and a cardio fitness center. The entrance to Forest ridge brings you directly by the Town of Lincoln’s recreation facility…with a rope tow for night skiing, basket ball, baseball diamond and a groomed sledding hill.

Steve...Style of the housing is secondary. Loon Mountain is so beautiful that the housing just doesn't matter as much

It is certainly very beautiful there. I think clean windows would be important (and big ones too) so that you can enjoy nature's splendor--even when it is freezing!
