Compared to the same period last year. sales were UP 17% compared to July 2011 sales and list and sales price averages INCREASED significantly at 16% and 18% respectively.  Days on the market average went down slightly at 8%

Moving forward into August , there are 17 houses under deposit and 29 under contract setting up August for a good month as well.

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 8.51 for the last three months, still in buyer's market territory.  See bottom of first chart.
