Mt Joy Condos Update

514 4th Street SE.  The project is a renovation and conversion of the existing Mount Joy church (built just prior to the Civil War) and the adjacent 1885 row house to condominiums with below-grade parking.

The developer for the project is Altus Realty Partners, the architects are Cunningham & Quill. The team also has The Maples condos under construction.

 

The façade of the Mt Joy Church and townhouse at 514 4th Street will go back to their original brick, with the rear 20th Century addition being removed.

 

Ten condominium units are planned in the old Mt Joy church space and two in the townhouse space, for a total of twelve units.  Design calls for six  underground parking spaces to be sold or included with select units.  All Mt Joy condos are to be 2 BR floorplans, varying in size. The largest unit will sit on the third floor of the former church and overlook 4th Street.

Unfortunately. pre-construction appears to be at a standstill and a recent blog post by Commissioner Norman Metzger, ANC 6B SMD 03 confirms the lack of progress. He writes that there is "...no indication of any permitting progress on the DCRA site. My guess is possibly 2015 for occupancy of the units at Mt Joy."

Metzger also notest that, according to the DCRA status list for The Maples condos, it "...seems like serious progress is being made but, as we know, no visible work on the site. A bit more specifically, I believe that the permitting for below ground work is done while permitting for above ground work is still underway. And I imagine final versions of the construction plan await approvals by DCRA and the Historic Preservation Office (It is a landmarked building). At this point, I’ve heard nothing to indicate that the project is in any sort of trouble. That said, the assertion on the posted sign on the South Carolina side and the web site for the project that the project will be “ready…in Spring 2013” seems quite optimistic. Construction is not my game, of course, but my guess is that actual work will probably not begin until late this year or early 2013 with occupancy in late Spring 2014, maybe. I did ask the developers for their comments on this post. They confirmed it and offered these additional comments:

…we are moving to start work on the garage in late august early September, anticipating that this work will take about 4 months. We are submitting permits for the remainder of the work to DCRA in the next few weeks, while we wait for the new Historic Landmark Application to be completed."
