Home sales in Maryland Pebble, a neighborhood in the Silverado Ranch master plan in Las Vegas, NV continued to slide in the 4th quarter, with 7 closings compared to 12 in the 3rd quarter. Year-over-year results were down 40% with 49 homes sold in 2007 versus 81 homes in 2006.

The existing resale inventory of 49 homes (plus 4 with accepted offers), equates to a nearly two-year supply, which is a very strong buyer's market. Homes in Maryland Pebble are close to the I-215 Beltway and the south end of the Las Vegas Strip.

Jennifer - I'm hoping we can cut that by at least six months during the first quarter. The four homes currently in escrow are a good start, and I'm starting to see overall buyer interest pick up.
