Buyers/Sellers Mistakes: Only Considering Move-in Ready Homes

For those of you who have not read this series before it is designed to give tips to buyers and sellers on how they can find the best home for them...or get the most for their existing home.

When buyers are looking for a home they almost always (about 95% of the time based on National Association of Realtors statistics) go to the Internet first. At this point in the process the pictures or visual/virtual tours are the best ammunition a seller has to get a buyer to consider their home. Once the buyer is inside the home decor, furniture, paint, religious artifacts, curb appeal, cleanliness, clutter, etc... all come into play.

This post is really aimed at buyers (although sellers take note). One of the goals you and your agent should have is to spend a portion of the time you are in the home pretending it is empty and all the walls are painted white. I want you to remember this very important fact...if the home looks awful to you (dirty, ugly worn paint, bad decorations, tons of clutter, dead plants and grass, etc...) it looks that way to every other buyer who comes to see the home.

What does this mean to you?

When a home is in this condition...a buyer needs to realize that other buyers see it in the same condition they do. Here is a little secret: most buyers will not have the vision to see past the issues the home has. This tends to make the the home stay longer on the market and that will likely lower the price the seller can get (are you listening sellers). If you can picture the home with the needed repairs and in a neutral color without the clutter...you can usually save quite a bit of money.

What do ASP's or Home Stagers know? If they help sellers do these updates and upgrades the seller will not only make more money...they will help them sell in less time! As an ASP trained Realtor/Stager I will go over furniture placement, wall colors, clutter issues, etc... to make sure a potential home fits my clients needs. If a home has been staged by a professional...I also go over things the seller may be trying to hide with staging techniques.

The point of this post: If you are a seller...higher a stager...if you are a buyer: Do not look past houses that need cosmetic updates...these are the homes that sellers are willing to leave money on the table...go pick that money up!

Jeffrey,  Very good information.  It is so easy for sellers to make minor changes in order to sell their home.  I always wonder why sellers don't take the extra step sometimes.

You make some interesting points because it is limiting mindset especially when theres no inventory. Ive never bought a move in ready home but ive sold all of my personal homes that way! Im suggesting because buyers need to get realistic

Great info for buyers and sellers alike.  It is sooooo true that a buyer can purchase a "messy" property for generally a good deal less, especially in a local market with substantial inventory.

Great twist on the "move-in ready" mantra we speak of so often!  The homes that are not show ready are the homes that buyers can get a good deal on....if they learn how to visualize!

If something has been "hidden" by staging techniques ... then very likely it wasn't staged by a professional home stager but instead one who doesn't abide by the code of ethics developed by the Real Estate Staging Association, which promotes and requires ethical standards for all of its members.  Professional stagers would never agree to hide anything in a home ... instead, they'd work to convince the seller to fix it first.  If a seller refuses to fix a known defect that could affect a sale, then professional stagers would either walk away from the job or leave the defect as it is.  The key here is "professional" stagers -- there are plenty of stager wannabies out there, and those who don't abide by a code of ethics.

Stagers: Please do not take my use of the word HIDDEN the wrong way. If a stager is doing the job they are paid for properly...they are pointing out the positive aspects of a home...at the same time not pointing out the potential issues a home might have (ex: if a master does not have a large walk-in closet we will have the seller remove much of what is in the closet and store it...this creating to impression that the home does not have a closet issue).

My job as both a stager and a Realtor is to explain the potential issue...as well as giving possible solutions.

Hi Jeffrey -- this is the kind of information that should make sellers re-think the adage that buyers will "look beyond" an issue that if corrected will bring more dollars to their net proceeds.    That said, you are absolutely correct that the shop-worn, tired, stage-frightened home seem to be calling out to buyers who will give them the once over --- there are great deals to be had.   With your experience in real estate and staging, buyers in your area are wise to contact you if they lack the vision to "look beyond"

Jeffrey - I always educate my buyers to look past paint, carpet, even outdated kitchens and bathrooms and while some can invision their "new home" some cannot or some do not have the funds to do the work after the purchase.  Some of the best deals out there are on homes that show poorly.
