Having a Hard Time Finding a Place to Rent with Pets?

arvada homes, renting with pets, rent vs buyIf you're looking for a home to rent in the Denver to Boulder vicinity, including Arvada, you already know availability is tight.  And if you want a place that will take pets, your situation is even tougher.

In a market where landlords can pick from 10 to 15 applicants, most will eliminate folks who have pets.

Have you considered buying your own Denver to Boulder home instead of continuing to rent?  With today's low interest rates and low prices, mortgage payments can be lower than rent, and you may get an interest-based tax deduction too.

It is true that you need a good credit score and enough monthly income compared to your debt, in order to qualify for a loan. But I have discovered that many people who haven't even thought about buying a house because they assumed they couldn't qualify, actually find that they CAN!

And those who can't qualify right now, may be able to qualify within a few months to a year, if they will work with a knowledgeable and helpful lender.

Who knows? You could be a homeowner next year, or next month, and then you don't have to worry about someone discovering that you have a dog or cat!

And if you get a house with a yard, you could also have flower gardens, fruit trees, vegetable gardens, chickens (in Arvada!), you get the idea!

I've been a "pet friendly property manager" for decades....pet owners are more likely to remain a longer period of time AND THERE ARE NO BAD PETS * JUST BAD PET OWNERS!  so I take an additional $200 in the security deposit!

Good thoughts, Wallace. I would certainly prefer someone who has a well-behaved pet to one who goes out and gets a puppy or kitten and does a poor job house-training them. But when I have had trouble with pet damage in my rentals, $200 doesn't cover it.

Joetta, you are so right! Many pet owners are wonderful, responsible citizens, and there are still programs such as FHA loans out there where Buyers do not need a big down payment. I agree with you, people looking to move in the Arvada area should consider buying, and give a local expert such as you a call. You can point them into the right direction, and maybe they won't have the hassle of dealing with a landlord anymore!

Well I'm going to start interviewing potential tenants again soon, maybe I will talk some of them into buying instead (it's happened before)!
